Thoroughbred Collision 2-14-08.pdf February 14, 2008 Thoroughbred Collision 401 Howell Way Edmonds, WA. 98020 Case: # ZE-08-049, EE-08-005 Subject property: 401 Howell Way, Edmonds, WA. 98020 Dear Thoroughbred Collision, The City has received a complaint regarding scrap metal, vehicle parts, broken glass, pallets and cardboard stored outside at the subject property. There is also a question/complaint regarding the aspect of the business that appears to require an electrical extension cord and pump/tub across and in the middle of the access drive related to the business drainage. This Edmonds Community Development Code (ECDC) addresses nuisance items as follows: ECDC 20.110.030 Nuisance section. No person owning, leasing, renting, occupying or having charge or possession of any property in the city, including vacant lots, shall maintain or allow to be maintained on any such property, except as may be allowed by any other city ordinance any of the following: A.Junk, trash, litter, boxes, discarded lumber, salvage materials in front yard, side yard, rear yard or vacant lot; F. Vehicle parts or other articles of personal property which are discarded or left in a state of partial construction or repair in any front yard, side yard, rear yard or vacant lot; ECDC 17.60.010 Standards. H. Open Storage. 1. All storage shall be located more than 20 feet from the street right-of-way line and shall be enclosed with a heavy wire fence, hedge, board fence, or similar screening device at least six feet high, measured from the adjacent street level. (* Please note that a permit may be required if this development is added. Please talk to Planning and Building Divisions before proceeding) In researching the electrical cord and pump/tub device, it appears that a temporary option may have been reviewed with the City Stormwater Engineer Program Manager (no longer with the City) that resulted in the current set up. However, due to safety concerns related to the blocking and redirecting vehicle access and the temporary extension cord combined with water, this could not be considered a permanent solution. Corrective actions required: Please remove discarded vehicle parts, pallets, cardboard, etc. from outside the building and outside the · dumpsters by March 1, 2008.
