Pursuant to ECDC 20.75.050.C.2, the City of Edmonds would be unable to approve your application for a Lot
Line Adjustment between the properties at 16911 and 17041 Talbot Road as the proposal would reduce the
setbacks of an existing structure below the minimum required by City code for the RS -12 zone. From
reviewing your site plan, it is apparent that the lot line adjustment is being requested so that the residence at
16911 Talbot Road would no longer be intersected by a property line. While this situation cannot be corrected
via a lot line adjustment, there may be other avenues for you to pursue.
One approach would be to apply for a Short Subdivision with the City and include a modification request with
your subdivision application to address the setback issues. Specific criteria must be met in order for the City to
approve a modification request. Please see the enclosed handouts on Short Subdivision, which also includes
information on modification requests. It is apparent that the residence at 17041 Talbot Road is also intersected
by the property to the south. If you chose to follow the short subdivision process, the property owner at 17015
Talbot Road should also be approached so this issue may be addressed on all affected properties at the same
time.
Another approach would be to take this matter before a court and have a judge set the property lines. The City
of Edmonds would honor the property line established by a judge.
Given that City would be unable to approve your request for a lot line adjustment, you may choose to
withdraw your application and receive a refund of your application fees. If you wish to withdraw your
application, please submit a request in writing. Note that the processing of your application will be on hold
until a response is received from you.
