Trip Generation Analysis.pdfMEMORANDUM DATE: October 14, 2016 TO: Helene Behar, President Behar Company FROM: Michael Read, PE, Principal, TENW TENW Transportation Engineering NorthWest SUBJECT: 22019 SR 99, Edmonds, WA Comparative Trip Generation Analysis of Proposed Commercial Redevelopment TENW Project No. 3496 This memorandum summarizes the results of a comparative trip generation of the proposed commercial redevelopment at 22019 SR 99 in Edmonds, WA. The project would remove an existing 6,185 square -foot medical office building with a smaller commercial building that would comprise a 3,400 square -foot bank (with drive thru) and a 2,400 square -foot coffee shop (with drive thru). An existing access driveway onto SR 99 would also be removed as part of the project. Project Trip Generation Analysis Published trip rate equations compiled by the Institute of Transportation Engineers (ITE) Trip Generation, 91' Edition, 2012, were used to estimate daily and p.m. peak hour traffic that would be generated by the proposed redevelopment assuming a new Coffee Stand (with Drive Thru) (ITE Land Use Code 936) and a new Bank (with Drive Thru) (ITE Land Use Code 912), with consideration of removal of the existing Medical Office Use (ITE Land Use Code 720). Pass -by rates for both proposed drive-thru uses were estimated using rates published in the Trip Generation Handbook, 31d Edition. As shown in Table 1, an estimated net increase of approximately 332 daily and 31 new p.m. peak hour vehicular trips (22 entering and 9 exiting) would be generated with redevelopment of the site when applying standard trip generation rates. A detailed summary of trip generation calculations is provided in Attachment A. It should be noted, that no adjustment in vehicle mode share given transit service along SR 99, nor for internalization between proposed land uses and other on-site uses. Given the net increase in site trip generation, no off-site traffic operational impact analysis appears warranted.
