ValhallaGarExh.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: August 8, 2008 TO: Tony Shapiro E-mail: TonyS@ADShapiro.com\] FROM: Ann Bullis, Assistant Building Official RE: Plan Check: STF20080013 Project: Valhalla Request for Alternate Design – Garage Exhaust Project Address: 23020 Edmonds Way We have reviewed your request for Alternate Design and have the following comments. Please provide written responses to each comment as to how it has been addressed. Please submit revised plans/documents to Marie Harrison, Senior Permit Coordinator. 1.Revise code and section referenced for Alternate Design to IMC 105.2 Alternative materials, methods, , since the affected code section is a State amendment to the IMC. Also, equipment and appliances please specifically reference subsection 2 of WAC 51-52 501.2.1 in your letter. 2.More information (plans/sections) is needed so that we clearly understand the affects of the proposed location of the exhaust outlet. To try and get a better understanding, we reviewed the architectural sheets provided with the foundation plan, but it is still unclear. Provide partial floor plans and sections as part of this request addressing the following: nd a.Provide a partial 2 floor plan showing the location of the outlet and opening in the floor to the garage below. b.Dimension the size of the opening in the floor to the garage below. nd c.Dimension the distance from the grill to the adjacent opening into the 2 floor garage. d.Note the cfm of the exhaust fan. e.What is use of the room containing the exhaust outlet (at door 216)? f.If this is a “mechanical room” just for the exhaust fan and opening in the floor below, how will an occupant that enters the room be protected from falling through the opening in the floor? g.Show how useable space under the exit stair above (walls and ceiling) will be protected to 1-hour construction (IBC 1009.5.3). h.Provide mechanical calculations stamped and signed by a State licensed Mechanical Engineer verifying that the size of the opening in the floor does not reduce the minimum required exhaust rate required by code, including a grate if proposed. i.Show the proposed location(s) of the carbon monoxide detectors. j.Sheet A2.2 submitted with the foundation permit application shows a section call-out 3/A.XX. Please provide this section through the lowest to highest floor of the building to clearly show the location of the exhaust outlet to the spaces, exit way and openings above. k.It is not clear that the grill is 10 feet from the adjacent building openings on the plans you have submitted (item #3 of your letter). Please clarify. l.Show how the garage exhaust opening will be protected per IBC 1023.6 due to the exterior exit stairway above, or meets an exception in that section.
