Provide written responses to each comment and where changes can be found on the plans. Please resubmit to Marie Harrison, Permit Coordinator. 1.Provide copy of pipeline easement now shown on the “existing conditions” plan, to show what types of structures can be built over the easement. This easement must also be shown on the site and civil plans. (continuation of previous item 2) 2.Previous item 3: We did not receive the requested Building Enclosure letter. Please provide. 3.Previous item 6: The patios, dimensioned encroachment of the patios within the setback area and all cantilevers/awnings must be shown on the site plan as previously requested. They are now shown on the future lot perimeter plan which is informational only and will not be approved by the City. Please revise as previoiusly requested. Also see Planning comments on encroachments into setbacks. 4.Previous item 9a: The imaginary property line is still not shown on the site plan and A1.1 as noted in your response letter. Also, dimension the distance from the imaginary property line to each building exterior wall (this is important for location of eaves, architectural projections, etc.). 5.Previous item 11: Clearly show the (2) 1-hour walls separating dwelling units on the roof plan sheet A2.1F continuous through the building. 6.Previous item 12: Firestopping is different than Fireblocking. Firestopping details and listed and tested assemblies must still be provided for the various types of membrane and through- penetrations of fire rated assemblies (R317.3). 7.The plans now show Premier structural insulated panels for the roof construction. Where the roof-ceiling must be 1-hour fire rated, the assembly must be per Evaluation Report NER-633 section 4.3. Reference this on the plans as well as the assembly construction requirements. Revised existing details. 8.Submit revised structural plans, details, and calculations to include the Premier structural insulated panels shown on the architectural plans (per NER-633). Make it very clear on the plans where the SIPs will be used. 9.Provide manufacturer’s information showing R-value for the SIPs and note on the plans. 10.Clarify on the floor plans which exhaust fans are for whole house ventilation with 24 hour timer. 11.Minimum R10 slab insulation is required at the heated spaces where slab-on-grade is proposed. Note on applicable plans/details. 12.Power booster fan for water heater noted on plans will be reviewed with the separate plumbing permit application. Please provide manufacturer’s information with that application. 13.Still waiting for Special Inspection and Testing Agreements to be submitted. Special Inspections will be required as follows: Geotechnical inspections: a.Excavation, grading and site preparation b.Shoring installation and monitoring c.Placement of fill and compaction d.Soil bearing verification e.Foundation and retaining wall drainage f.General Site monitoring during wet weather construction Structural inspections: g.Concrete construction h.Structural steel fabrication and erection i.Anchor bolt and holdown installation j.Shearwall and diaphragm nailing k.Structural Insulated Panel installation Page 2 of 2
