Dear Jeanine:
This letter regards the grocery store building at 9803 Edmonds Way, parcel number 27033600107700,
proposed to be remodeled by a new tenant', PCC Natural Markets. We are writing to request your official
decision on a proposed alternate design, as allowed, under section 104.11 of the 2003 International
Building Code, and presumably under the soon to be adopted 20061nternational Building Code (hereafter
"IBC").
The existing building currently has a blank masonry south wall east of the entry element (photo
attached). Just 2.82 feet south of that wall is an interior property line (portion of ALTA survey attached).
The proposed remodel seeks to install storefront windows in_this'wall, which is not permitted less than 3
feet to the property line per IBC Table 704.8 for this Type 111,B building. .
We therefore propose the alternate, design of establishing a yard to the south of the interior property line.
The yard would have a north -south dimension of 41 feet, derived by adding the existing distance of 2.82
feet plus the 8.0 foot depth of the entry element,plus 30.1 feet td exceed any restrictions of Table- 704.8,
rounded up to 41.0 feet. The east -west dimension of the yard would be 129.78 feet, the length of the
interior -property line. The yard would lie entirely within the existing surface parking.
We propose that providing the. above described yard is equivalent to providing the fire separation distance
to a property line required by IBC Table 704.8. A yard is defined as `.`an open space, other than a court,
unobstructed from the ground to the sky,...." in TBC section 202. Fite separation instance is defined as
"the distance measured from the building face to the closest interior.lot line,...measured at right angles
from the face of the wall" in IBC section 702.1:
