Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. GENERAL 1.Please provide an itemized cost estimate for both on-site and off-site (right-of-way) improvements, including traffic control. 2.Please submit a traffic control plan for review and approval. C101 – SITE AND GRADING PLAN 1.Label W. Dayton Street 2.Clearly show limits of BNSF right-of-way and City of Edmonds Right-of-Way. 3.Show limits of W. Dayton Street ACP roadway, curb, gutter & sidewalk adjacent to project site. 4.Change Legend description for COE to be City of Edmonds instead of Everett. 5.Provide a Construction Sequence, including the following: a.Schedule pre-construction meeting with City Engineering Division at 425-771-0220, ext. 1338. b.Review ESC notes. c.Call for utility locates. d.Install ESC measures and maintain dust control. e.Install utilities and perform other site improvements W Dayton-220_bld20080524_BNSF Office Page 1 of 2 f.Stabilize exposed areas. g.Remove ESC measures once site has been permanently stabilized. 6.The City of Edmonds has a sewer lift station project on W. Dayton Street that is scheduled to being construction sometime in August. Please coordinate W. Dayton Street traffic disruptions with Pamela Lemcke, City Capital Project Manager. Pam can be reached at 425-771-0220, ext. 1329. Her e-mail is lemcke@ci.edmonds.wa.us Please add notes to the plans accordingly. 7.Driveway approach shall be a minimum of 24’ wide (for 2-way traffic) and 20’ in length as measured from existing edge of pavement or the property line, whichever is greater. 8.Indicate Erosion Control Measures and provide ESC notes verbatim from Edmonds Community Development Code (ECDC) 18.30.050. 9.Please provide more information on the “valley ditch”. Where does the surface water ultimately drain to and how will the valley ditch be protected during the construction project? C102 – SITE UTILITY PLAN 1.Water and sewer lines shall be separated by a minimum horizontal distance of 10’. Please revise the plans accordingly. 2.The water service line from the main to the meter shall be a straight line without bends. The water meter is to be located on the right-of-way side of the property line. It is the City’s preference to locate the water meter outside of the driveway approach. Please revise. 3.Sanitary sewer line shall be a minimum of 6” from the sewer main to the property line. A 6” cleanout shall be provided on the right-of-way side of the property line with a 12” locking CI lamphole cover per City standards. Please note requirements on plans. C501 – SECTIONS AND DETAILS 1.Please remove sewer standard detail 3 and replace with City of Edmonds standard details E6.4 – Typical Sewer Lateral and E6.2 – Sewer Cleanout Details. 2.CDF trench backfill is required in W. Dayton Street. Please refer to and include standard detail E4.4 – Typical Trench Section – Control Density Fill.
