Ise. Frontage Improvement Modification
Dear Planning and Development Services:
This letter is in response for the requirement for the -twat sidewalk to be constructed along the
sites frontage. Currently Mr. Ray Weber is in the process of construction review, with the city,
for a three lot short plat on his property located at 23327 92nd Ave W. From the conditions of
approval from the city„ frontage improvements are required for the development which includes.`
'I2-feet of asphalt from centerline of road, vertical curb and gutter and a -foot raised asphalt
walkway.'
Currently, a 5' walkway, curb and gutter exist of the western side of 92nd' ,Ave W.
`rhe problem with the cities requirement for frontage improvements is that when the city
reviewed the development across the street (directly to the west of the ;site) they did not require
a frontage deviation to match the existing 301-foot RM on the north and south aides of the
property. Since additional RAN was not taken, the frontage improvements do not match up with
any other properties along 92nd Ave. Instead there is only room for 12-feet of asphalt and a
vertical curb and gutter. Who ever was or is in charge of the review for construction drawings at
the City, for the development to the west of the site, made an error in the location of the frontage
improvements and did not allow enough RNV for the total improvements to the street..
In order to meet the cities requirement for frontage improvements along the frontage of the site,
and to fix the problem that the city created, the applicant would like to waive the requirement for
the ' raised asphalt walkway and to only install 12-feet of asphalt and a vertical curb and gutter,
This would allow the existing frontage improvements on the west side of 92nd Ave to remain and
vrould still provide minor frontage improvements along the east side of 92nd Ave. Also, since
92nd Ave dead ends approximately 125-feet to the south of the site, pedestrian access along the
east side of 92nd Ave would not be a major issue.

6. The approval of the variance would IN the existing frontage improvements
along the west side of 92nd Ave to remain. The variance would also resolve any
future gation that may be imposed due to the cities poor N and
management of the improvements in the public RNV.
In conclusion, the approval of the variance woow the required frontage
improvements minus the 5 -foot raised asphalt walkway, The variance would also allow
the city to retain the existing storm drain system.
