Please resubmit 3 copies of the revised civil drawings and associated documents with a written response to each item to an Engineering Technician. Review 3: Review 1: 03/04/09 Review 2: Where helpful, previous review comments are retained for context. CIVIL DRAWINGS________________________________________________________________________ 1. There were no civil drawings included with the submittal STORM DRAINAGE_______________________________________________________________________ 1.Plans approved for a previous project show a city drainage easement that your project will encroach into. Please show the extents of this easement (AFN 821035006), and where you intend to relocate the storm line to city standards. Please be advised that the landowner of record will be required to grant an easement to the city noting the new location of the storm system. 2.Show how the roof drains connect to the storm system. 3.Include a profile view of the relocated storm system. Include installation notes in the civils. SEWER __________________________________________________________________________________ 1.Show the location of the existing sewer system, so that the relocated water main and storm lines do not conflict. 2.If the side sewer exiting the building exists within the construction envelope, please include its location on the site plan. The project proposes to move the existing water main, the location of which is described by easement AFN# 8303170256. To the extent that the new main falls outside of the legal description shall be granted by the landowner of record to the city. 2. There exists neither installation plan nor details for the proposed water main relocation. Please include in your next submittal all necessary specifications, details, and/or notes for said relocation, including but not limited to: pipe material, bend and joint callouts, thrust blocking, connections; disinfection, pressure, and purity testing; backfill and paving specs. 3. Fire hydrant shat be oriented & upgraded to Fire Department requirements. 4. Show where the water meter and RBPA are to connect to the main. MOBILIZATION AND TESC_______________________________________________________________ 1. Show on the civils where materials are to be staged. 2. There are no TESC notes on the plan. 3. Note on the plan that any contaminated soils encountered in the course of excavation shall be exported to an approved facility for such soils. GENERAL________________________________________________________________________________ 1. A traffic control plan is recommended to successfully route customers and clients around the construction. 2. A traffic impact study will be required to assess the impacts of the expanded business. 4. When the civils and building plans are nearing approval, a cost estimate is required for all onsite and utilities work. The inspection fee will be based on 2.2% of 120% of all improvements, and the required bond will be based on 120% of the approved estimate for the utilities work.
