Dear Mr. Murphy:
I have again reviewed the above building permit application for the Planning Division and found that
the following information, corrections, or clarifications will need to be addressed before review can
continue:
Patios.Unresolved
1. The site plan still indicates that 7 of the 8 unit patios on the north
.
and south buildings will encroach into the respective property line setbacks. Per ECDC
16.30.040.C.2, please revise the site plan to show the patios encroaching no more than
1/3 of the particular setback or 4, whichever is less. Side property line setbacks for the
zone are 10 feet so the patios may not encroach into the setback more than 3.33 feet.
Height Calculations. Corrected
2..The site plan shows incorrect locations for points C &
D of the inscribed height rectangles for each proposed building. Please revise the site
plan to show the accurate position of height corners C & D for each of the buildings.
Parking.Unresolved
3. . ECDC 17.50.020 requires 34 parking spaces for the proposed
development. The Parking Analysis on the site plan still indicates that will be a total of
39 parking spaces (34 covered and 5 guest spaces). However, given the changes
proposed to the ground floor of each of the three-floor interior units in each building,
only 30 covered spaces are proposed throughout the four buildings. Four of the 5
unenclosed spaces would then have to be counted toward the required number of spaces
leaving only one (1) guest space.
Landscape Bid. Unresolved
4.. Please provide a written bid/itemized cost estimate for the
landscaping and irrigation proposed (including labor). This will help determine the
landscape inspection fee (and performance bond, if applicable).
You may redline your plans to reflect any changes; or, if you are submitting new plans, please submit
3 site plans (one must be reduced size) and 2 sets of the updated pages of the building plans. Please
make all submittals to Theresa Umbaugh, your Development Services Permit Coordinator, Monday
through Friday, 8:00 am to 4:30 pm; we are closed Wednesdays for permit review. If you have any
