The site plan indicates that most/all of the unit patios will encroach into the respective property line setbacks. In accordance with ECDC 16.30.040.C.2, please revise the site plan to show the patios encroaching no more than 1/3 of the particular setback or 4’, whichever is less. Property line setbacks for the zone are 15’ street, 10’ sides, and 15’ rear. Height Calculations. 2.The site plan shows incorrect locations for points C & D of the inscribed height rectangles for each proposed building. Please revise the site plan to show the accurate position of height corners C & D for each of the buildings. Parking. 3. The ‘Parking Analysis’ on the site plan indicates that there will be a total of 39 parking spaces (34 interior and 5 guest spaces). The ‘Parking Calculations’ on the site plan show 34 required parking spaces with 35 spaces provided. Given the changes proposed to the ground floor of each of the three-floor interior units in each building, it would appear that only one enclosed parking space will be provided with those units as opposed to the tandems that were originally discussed. If 35 parking spaces are proposed, that would satisfy code requirements, but then only 1 guest space would be provided. Please clarify and update as the ‘Analysis’ or ‘Calculations” as necessary. Landscape Bid. 4.Please provide a written bid/itemized cost estimate for the landscaping and irrigation proposed (including labor). This will help determine the landscape inspection fee (and performance bond, if applicable). You may redline your plans to reflect any changes; or, if you are submitting new plans, please submit 3 site plans (one must be reduced size) and 2 sets of the updated pages of the building plans. Please make all submittals to Theresa Umbaugh, your Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm; we are closed Wednesdays for permit review.
