Hi Luke,
Mike Clugston, Associate Planner, will follow up with you regarding the trees. A revision to the
landscape plan may be required, but he can confirm for you exactly what is needed.
For the remaining items on the project, my list of incomplete items includes:
1)Provide asbuilt for the development – utilities and frontage improvements.
2)Provide easement to City for water meters and fire hydrant located on private property.
I’ve attached for you a typical easement form that can be used for this. The acceptance of
the easement will need to go through City Council before it can be recorded. If you can
complete the easement form and provide the required exhibit then I can move forward
with the Council process.
3)Trash enclosures need to be constructed.
4)Backflow test reports need to be submitted to our water quality specialist. If you give them
to me I can pass them on to her.
Please let me know if you have any additional questions.
Regards,
Jeanie

Hi Jeanie,
I am just checking back in with you regarding the Willowdale Townhomes project. We have
finished up the cleanup we were working on and would still like to get these 7 trees removed
before we are finished. I’ve looked through all the paperwork on this project and have not found
anything that was a condition of approval that these trees remain however we just wanted to run
it through the City first incase a permit would be required. The trees are an issue to the property
owner to the north with leaves falling and in the near future they will have to be removed in order
to construct the new homes on these lots, the trees have over grown into the lots. The approved
landscape plan for this project only stated that the 7 trees were to remain so if we need to plant
some additional trees to replace the ones we want to remove just let us know.
Can you please get back to me soon on this as we want to move out of here soon.
Thanks

Hi,
I will still provide a more thorough response for you, but quickly I wanted to note that schools are
back in session beginning tomorrow so any scheduled lane closures would be best on another
th
week. September 28 is the first “No School” day, which might be a good day to target.
Otherwise the work will just need to be performed between school start and end times and
preferably not this week as traffic will be busier than normal on that stretch.
Also, I haven’t been able to track down a right-of-way permit for Lakeridge. Do you know if they
were given an application number?
Thanks,
Jeanie

Hi Jeanie,
Thanks for getting back to me. That sounds good, just let me know what you have here. Also just so
you know, Lakeridge our paving contractor has been in touch with the City regarding a lane closure
th
permit. They have requested that we complete the work on Sept 6 as they would like us off the
th
road prior to school starting which is on the 7. This is no problem and LakeRidge Paving will
th
complete the overlay of the site on the 6, it should only take about 4-5 hours if that.
I will look forward to your call when you have had a chance to review the file.
Thanks

Hi Luke,
I received your email and I need to take a look at this file again before I can get back to you.
Hopefully I can do that in the next couple of days.
Thanks,

Hi Jeanie,
We are over at the Willowdale Town Home property having some landscape maintenance and
cleanup work done and will be starting soon on some finish items such as the overlay paving and I
have a couple of questions for you.
1)Lakeridge Paving, our contractor for completing the overlay paving required will be in this
week to apply for a lane closure permit, we will need this to pave out the entrance rd to
the site. I wanted to know if the City will require any inspection for the paving work? All of
the iron has been raised to final grade however we may need to do some adjusting if it
does not match properly. If inspections are required can you please give me a contact
number for your inspector?
2)I also wanted to take this opportunity to see if there is any outstanding items required by
the City for this project other than just the normal building permit process to finish the
remaining builds. Are there any bonds left? Are there any bonds that are still required for
this project?
3)One additional issue we are having is that the property owner to the north of the project
has complained about the larger trees along our north boundary line. These trees will also
be an obstruction for when a builder comes in to construct units. We would like to cut
down and remove these 7 trees at this time. Would the City have any issue with this? Will
we be required to obtain a permit or can we just remove them?
Please let me know your thoughts on my questions above and we look forward to finishing up this
project.
Thanks

Good morning Luke,
It looks like a final inspection was scheduled for last Friday, but I don’t know the results of that
inspection yet. I’ll follow up with you soon.
Thanks,

Good morning Jeanie,
Service Electric, our contractor stopped by the City of Edmonds on Wednesday of this week, they
pick up the required business license and R/W permit and then went straight out to the work site
to complete the required scope of work requested from Darren at the pre-construction meeting.
Darren was notified of the completion as he had requested so he could reboot the system. At this
time can we consider this one matter addressed and closed?

st
Yes, that’s fine. The City Clerks office is on the 1 floor. Please take care of that first and then
bring the receipt upstairs to get the ROW permit issued. A business license number won’t be
issued at the time of payment so as long as we can see a copy of the receipt we’re good.
The ROW permit fee is $320.
Thanks!

That is correct. I have the check cut for our Business License, however I was awaiting the
acceptance of the Right of Way permit. Our Foreman will be taking care of both of these items on
th
Tuesday April 10. He will get the Business License then proceed with getting the Right of Way
Permit. Is this acceptable to you? In addition, can I get the cost on the Right Of Way Permit?
Thank you,

Sharon,
The right-of-way permit is ready to issue pending issuance of a City business license. The permit
application states that was in process, but I have confirmed with the City Clerks office today that it
has not been updated.
Please let me know when the business license has been obtained so I can issue this permit.
Thank you,
Jeanie

Hi Jeanie,
I’m just checking in on the status of the R/W traffic control permit for Service Electric to start the
repair of the signal loop. Do you have an estimated date for the issuing of this permit?
