couple of letters were received from Associated Earth Sciences, file., however, I did not find a letter which

The ROW boundary extends approximately 3.25'-7° past the back of sidewalk, adjacent to the front yards of

will be maintained by the homeowners.

7(D) 1. The construction sequence on Sheet 5 and the Construction Stormwater Pollution Prevention Plan should
detail how the infiltration system will be kept free from sediment and other pollutants during construction of
the plat infrastructure AND during the home construction phase of the project. It is of utmost important that
this system be protected from sediment and other pollutants prior to stabilization of all areas including the
construction of homes on all 27 lots.
Temporary interceptor swales will be located just upstream of the infiltration vault until the vault construction
is complete and the area is stabilized. Sediment protection shall be immediately installed on all new catch
basins upon installation. Runoff shall be routed to the infiltration vault only when the tributary area has been
stabilized; areas not fully stabilized shall continue to be routed to a temporary sediment trap. Construction
sequence on plan sheet 5 has been revised to include additional protective measures descriptions.
7(D) 2. Performance testing is required prior to the City accepting the infiltration vault. A performance testing plan
should be included in the Drainage Report. Note that Special Inspections by City Staff will be required for this
performance testing.
Performance testing plan is included in the geotechnical memo dated March 29, 2013, a copy of the memo is
included in Section 7 of the Storm Drainage Report.

11. A certified arborist supervise tree removal, root systems of retained trees be protected, a planting plan for
the re -vegetation of disturbed areas be prepared, and fencing and signage of the area to prevent
encroachment and deposition of debris. PARTIALLY ADDRESSED. Signage requirement in this condition
may be combined with the signage requirement of Condition 48 above.

14. The Applicant shall submit an approved landscape plan for the subdivision entry signage, landscaping and
street trees. These features shall be maintained by a Homeowners' Association consistent with the
recorded Covenants, Conditions and Restrictions. PARTIALLY ADDRESSED. Landscape plans received and
appear to meet the condition requirements. Species used for street trees to be determined by the
Engineering Division during civil review. Regarding entry signage, upon seeing the location of the entry
signage on the landscape plans more information is required. Pursuant to ECDC 20.60.025 .B.2. PRO -s
are allowed 10 square feet of signage per main street entrance into the subdivision. It appears the
entry monument will are between two columns. The two columns are twenty feet apart so, if the entry
monument was only 1 foot tall, the sign area would be more than double allowed by ECDC
20.60.025 ,B.2. The entry monument and column located on the opposite side of the street are
both located within the 25 -foot street setback. Both or these structures must be less than three feet in
height to comply if they are to be located within the street setback. While what the monument sign will say
is not required at this time, staff must be able to ensure the proposed entry monument is consistent with
the applicable standards. Please provide more information on appearance and size of the entry
monument and the column located on the opposite side of the street.

SEPA MDNS April 19, 2007 Conditions:
