Dear Mr. Yaraei,
The City has received a complaint regarding an Accessory Dwelling Unit (ADU) developed in the garage,
an addition attached to the rear of the house to hold a washer and dryer and the associated plumbing
constructed without a plumbing permit. There are also permits required for the door, windows, landing and
landing-cover added to the garage. Accessory Dwelling Units are a permitted secondary use in single
family zones but require a conditional use permit and any associated construction permits.
Please note that the current designs/construction of any or all of the projects noted above may not meet
permit requirements and may be required to be removed.
Corrective actions required:
Please contact me at your earliest convenience by April 13, 2007 to respond to this letter.
Please cease using the garage as habitable space by April 13, 2007.
Please submit a complete application and fees by May 10, 2007 for the addition at the back of the
house, the plumbing at the back of the house, the new windows and door to the garage and the
landing and landing cover at the north side of the garage. If other construction has taken place that
would have required a permit, this would be a good time to submit an application to expedite the
review and inspection process.
If you want to create an ADU, please submit a complete application and fees by May 10, 2007.
This would include the associated construction applications. If an ADU application is not
submitted and an ADU permit obtained, it would be necessary to convert the garage back to a
garage by May 10, 2007.
The enclosed Accessory Dwelling Unit handout describes the Planning requirements and criteria to
establish an ADU. The enclosed Work Exempt handout notes the type of construction work that is exempt
from permit requirements. The enclosed Residential Addition/Remodel/Alteration handout describes the
permit submittal requirements. A Permit Coordinator will accept your applications. Thank you in advance
for your cooperation and assistance.
Sincerely,
Mike Thies
