This letter is in response to your inquiry received by November 6, 2007 regarding the parcel

located at 7614 195 Street SW in Edmonds. The following is a description of the subject parcel
and its current and potential future use.
As you had indicated, the parcel in question is currently zoned Multifamily Residential (RM-
2.4). At the time of development in the late 1970s, the parcel was zoned RML. I am not entirely
sure what that acronym stood for but it is possible it meant Multifamily Residential Low
Density. Regardless, then as now, offices are primary uses that require a conditional use permit
in multifamily zones. The medical office that currently occupies the site, Edmonds Medical
Center, was approved through a conditional use permit granted in 1979 (CU-76-1979).

The City of Edmonds updated its Comprehensive Plan in December 2006. The subject parcel is
currently designated Multi Family Medium Density (see below). Adjacent parcels to the west
are designated in a similar way and the parcels to the north are designated as Single Family

areas. Across 196 in Edmonds, parcels are designated Multi Family High Density.

At this point, there is no anticipation that the subject parcel will be redesignated or rezoned by
the City nor has there been any recent application for the same by the landowner.
