Per your request, Beck & Associates has completed a third structural review of the drawings and calculations for conformance with the 2015 International Building Code (IBC), as adopted
and amended by the State of Washington and the City of Edmonds.
Our review of the plans and calculations indicates that corrections are necessary prior to permit issuance. The applicant should address the following comments in itemized letter format
in addition to making corrections & revisions to the drawings. Corrections and revisions to the drawing should be clouded so that they are clearly identifiable.

Metal Building
General
The Metal Building drawings need to be stamped/signed by the engineer responsible for the analysis and design (Carlito M. Dayag, Rigid Global Buildings). Each drawing sheet needs to
be stamped/signed with the Washington State engineering seal.

Specify all welding requirements (size, extent, materials) for welds used in the fabrication of the metal building.
Drawing Sheets
S101 – Footing & Foundation Plan
Calculations provided are good for cantilever retaining walls with retained height up to 7’-6”. However, the Unrestrained Retaining Wall Schedule (S006) extends to 8’-6” in retained
height. Either provide calculations to substantiate the 8'-6" height and update the Schedule accordingly, or reduce the retained height in the schedule to 7'-6".
While the plans were updated and a cantilever retaining wall detail (S006) was provided, the design is incomplete.
Provide calculations for the design of the cantilever retaining walls. This was not included in the submitted calculations. The cantilever retaining wall is required to be designed for
an active pressure of 35 pcf per the geotech report. Update the design as determined by the analysis.
Reference the retaining wall schedule on S006. Dimensions ‘A’ and ‘B’ are referenced in the schedule. However, these dimensions are not identified in the detail. Provide coordination.
The metal building is providing support for the top of concrete walls at most locations. However, a cantilever retaining wall, approximately 5’-6”in height is required along grid J from
grid 4 and to the east (to the doorway). Provide design and detailing for this cantilever retaining wall.
Additional Comments
This item remains to be addressed.
The detail still shows the double joists being hung from the side of a wood wall, while no wood bearing wall is specified or shown on the structural plans at this location. Provide coordination
as to bearing conditions, etc.
The detail shows the double joists hanging off the side of a wood bearing wall. Provide calculations for the bearing wall that is eccentrically loaded by the joists. Alternatively, joists
should be supported in direct bearing on top of the wood bearing wall. Provide coordination.
Reference 1/S204. The detail shows the double joists being hung from the side of a wood wall. However, a wood wall is not specified at this location. Provide coordination between the
plans and detailing. If the double joists will be supported by a wood wall, we suggest that the support be provided in direct bearing, rather than eccentrically loading the wall by
hanging the joists off the side.
