2019-1569 -1574 LeftCraft Plumbing DATE: January 3, 2020 TO: State Mechanical Stevec@statemech.net FROM: Eric Carter, Building Inspector RE: Plan Check: BLD2019-1569/1575 - 1st review Project Address: 519 Main Street Project: Left Craft Scope: Plumbing for A2 restaurant. Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Only those sheets specifically referenced as follows need to be resubmitted. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. A5.03: 1. In accordance with ICC A117.1-2009 the plumbing fixtures for the accessible restrooms will be required to meet the provisions of section chapter 6. Please indicate on the plans the fixture heights of the finished floor and protection of piping in accordance with 606.6. K4: 2. Item one of the fixture schedule indicates a 1 ½” waste. UPC 702.1 requires a minimum of a 2” waste for mop sinks. Please update the plans to indicate the minimum size. City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 2 3. Item 107 is indicated as a “Bulk CO2 Tank”. Note 18 indicates that this tank is to be installed by “Owners Vendor”. If this item is intended to be installed a separate permit will be required to be obtained. K4: 4. Item 1 in the plumbing notes section indicates that the grease trap will be installed by the General Contractor. As part of the complete submittal, the grease trap will be required to be included as part of the plumbing permit. Please provide the manufactures documentation for the proposed grease trap, the City of Edmonds sizing worksheets and indicate the location(s) of the devices on the floor plans. P2.0: 5. The plans indicate a circulation loop is to be installed on the hot water supply. The plans do not appear to indicate the length of piping from the circ loop to the public lavs. In accordance with WSEC Table C404.3.1, the maximum length of ½” piping from the circ loop to the fixture supply cannot exceed 2’ feet in length. Please indicate the lengths of the hot water piping on the plans or provide notes for the installer on the plans. 6. The plans do not appear to indicate if the hot water system is to be insulated. In accordance with section C404.6 of the WSEC, Please indicate the locations and minimum R value of the insulation on the plans. 7. The proposed occupancy associated with this submittal is an A-2, a boiler permit will be required to be obtained and inspected by the Department of L and I prior to the final inspection.
