We have completed an initial review of the project mentioned above. For this project to move forward a few items will need to be addressed. Once a revised set of plans, including a written response to the list of the items contained in this letter are resubmitted, we can complete the review. Some items may require a review by other divisions, such as Planning, Engineering, or Fire and will be noted as such. Resubmittals can be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. To complete the review the following items will need to be addressed: General: 1. Please add all energy requirements to the plans. Include everything used to achieve the required credits. Based on the size of the home the credit requirement for this project is 3.5 credits. Table 406.2, in the 2015 WSEC, will help calculate the credits based on your project. If installing mechanical equipment (furnace, water heater, and a/c unit) please include manufacturer model names and numbers. Also include any efficiency rating used on the plans. Page 1: 2. To avoid a potential surcharge at the south east corner of the home in relation to the rockeries, it is recommended you maintain the distances reflected on this page. Page 2: 3. Make up air will need to be addressed in two locations, the kitchen and laundry room. Please install a CO detector outside of sleeping area. A combination Co / Smoke Alarm is an acceptable option. R314.3 Location “Outside each separate sleeping area in the immediate vicinity of the bedrooms.” 5. Move current location of smoke alarm from area located over “open to below” to area above “hall”. for ease of battery change. Page 9: 6. Sectional indicators on north and South sides of plans indicate “2/8” this is not the correct section call out. This should be “1/8”, please correct on plans. 7. Please show all calculations for beams, headers and posts that are carried over from structural calculations to the actual plans. With all the information squeezed onto the 8.5 x 11 page it makes it difficult to properly identify which beam is being referenced in the plans when comparing them to the calculations. 8. It appears the designation for some beams “B1, B2, B3” are also used within the calculations. Please make identifying callouts for sections, structural elements and details unique. 9. It appears the calculations are stamped by the EOR. The plans are a reflection of these calculations, so it is required to have the EOR’s stamp on the plans also.
