2019-1321 Dubois Residence DATE: January 7, 2020 TO: Matthew Dubois FROM: Kevin Bloomfield, Plans Examiner RE: Plan Check: BLD20191625 Project Address: 7826 187th PL SW Scope: garage conversion to bedroom Thank you for submitting your plans to the City of Edmonds for review. We have completed an initial review of the project mentioned above. For this project to move forward a few items will need to be addressed. Once a revised set of plans, including a written response to the list of the items contained in this letter are resubmitted, we can complete the review. Some items may require a review by other divisions, such as Planning, Engineering, or Fire and will be noted as such. Resubmittals can be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. To complete the review the following items will need to be addressed: Sheet “Proposed Ground Floor Plan”: 1. Garage and living space fire separation. New wall at rear of garage, creating new living space, must be fire rated construction and include a detail of separation wall between garage and habitable space. Not less than 1/2-inch gypsum board or equivalent applied to the garage side. Please include this detail on sheet A104. 2. It appears the top detail on A104 represents the interior wall construction. Please identify all components including ½” gyp board garage side for fire separation from the bedroom. Identify type of anchor bolts, sheeting and other materials used in the construction of the wall. TABLE R302.6 DWELLING-GARAGE SEPARATION 3. R314.2.2 Alterations, Repairs and Additions Where alterations, repairs or additions requiring a permit occur, or where one or more sleeping rooms are added or created in existing dwellings, the individual dwelling unit shall be equipped with smoke alarms as required for new dwellings. City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 2 Smoke alarms shall be installed in the following locations:  In each sleeping room.  Outside each separate sleeping area in the immediate vicinity of the bedrooms. 4. Existing dwellings shall be equipped with carbon monoxide alarms in accordance with Section R315.2.1. An inspection will occur where alterations, repairs, or additions requiring a permit occur, or where one or more sleeping rooms are added or created. R315.2.2 Alterations, Repairs and Additions Carbon monoxide alarms in dwelling units shall be installed outside of each separate sleeping area in the immediate vicinity of the bedrooms on each level of the dwelling and in accordance with the manufacturer's recommendations. Where a fuel burning appliance is located within a bedroom or its attached bathroom, a carbon monoxide alarm shall be installed within the bedroom. R315.3 Location 5. Where more than one smoke alarm is required to be installed within an individual dwelling unit in accordance with Section R314.3. The alarm devices shall be interconnected in such a manner that the actuation of one alarm will activate all of the alarms in the individual dwelling unit. Physical interconnection of smoke alarms shall not be required where listed wireless alarms are installed and all alarms sound upon activation of one alarm. R314.4 Interconnection NOTE: R314.5 Combination Alarms Combination smoke and carbon monoxide alarms shall be permitted to be used in lieu of smoke alarms. 6. The 2015 Washington State energy code will apply to this project. Please include details of the windows and climate control of the new proposed area. 7. To properly asses the whole project an elevation of the home is required as well as floor plan for the upper floor.
