Engineering Comments 1-BLD20190651 DATE:August 22, 2019TO:Todd Echelbargertodd@echelbarger.com FROM:Jeanie McConnell, Engineering Program Managerjeanie.mcconnell@edmondswa.gov RE:Application #: BLD20190651Project: Jenkins Lane Lot 3 - Single Family ResidenceProject Address: 714 13th Way SW During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, standard details, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. GENERAL A Stormwater Covenant is required to be recorded against the property based on the proposed stormwater facilities for the project. Please complete the covenant, including notarization and any required exhibits and submit to the city. Ensure the stormwater covenant meets Snohomish County Record Drawing requirements. The document must be complete, but will not be recorded prior to permit issuance. Prior to construction final, location of facilities are to be verified (by field inspection and asbuilt) and then the covenant will be recorded. Submit Side Sewer Permit Applicationform SHEET 1 OF 3 – BUILDING SITE PLAN Note driveway surface material as either concrete or asphalt Sewer info (31LF-6” PVC… ) shown on this plan sheet, but sewer is not shown. It looks like note can be removed. SHEET 2 OF 3 – UTILITY AND TESC PLAN Add note that cleanouts located within drive surfaces shall have a CI lamphole cover. Where not located at the edge of ROW or City easement, the lamphole cover does not need to be 12” in diameter. Clarify Note 1 to state that the storm tightline shall not be connected to the footing drains any closer than 10-ft from the foundation. Clarify Note 13 so it is clear the 1ft minimum cover does not apply to water and sewer. Sewer shall have 2ft of cover and water shall have 18” cover, regardless of location being in paved or landscaped area. Show water service line from stub provided with plat to the house. A note calling out the existing sewer service is showing on the west side of Tract 999 and points to the driveway. This appears to be a duplicate note. Please remove. Orange protective barrier fencing shall be placed around the area of the drywell locations to protect the area from compaction. Show on plans. SHEET 3 OF 3 – PLAN NOTES Revise General Note 1 to reflect the current version of the WSDOT/APWA specs. Remove General Note #19. It is not applicable to this project.STORMWATER ENGINEER REVIEWRefer to separate plan review comments by City Stormwater Engineer, Zachary Richardson.
