Each item has been carefully reviewed and considered and the following is a summary of how each item was addressed. SITE PLAN / Engineering Division 1) It is unclear from the provided plans the extent of impervious surfaces proposed with the addition of the pool and associated patio/gravel walkways with boulder stairs/pool deck. Please clearly note on the plans a breakdown of the total proposed new and replaced impervious surfaces (including but not limited to the pool, any pavement or asphalt surrounding the pool, patios, gravel walkways). • Meeting or exceeding 2,000 square feet of new or replaced impervious surfaces will trigger stormwater management. The site plan has been updated to accurately reflect the new and proposed impervious area for the Project (including the pool area). The proposed impervious area is still below the 2, 000 s, f, threshold meaning that stormwater management is not required. 2) There is a note on the site plan regarding "proposed drainage lines around pool area and tops and bottoms of segmental walls." What is the intention with these drainage lines? Please clarify. The site plan has been updated to state that the purpose of the drainage line in question is to collect and disperse runoff before it reaches the pool. 3) The side sewer is shown on the plans, but no cleanouts are shown. A side sewer cleanout is required within 30 feet of the pool. Revise the site plan to include any existing cleanouts. If there is an existing cleanout below grade, it will need to be brought to the surface. If there is not an existing cleanout within 30 feet of the pool, one will need to be installed. • A side sewer permit will be required to expose or install a cleanout. Submit Side Sewer Permit Application form. The site plan and plot and grading plan have been updated to show where the required cleanout that will be installed. 4) Please show from where the pool will be filled. A hose bib with AVB is required. The required house bib with AVB from which the pool will be filled is now shown on the site plan. Please incorporate and reference City standard detail ER-900. The silt fence note has been updated to reference the City standard detail ER-900 and the detail has been added to the TESC plan as sheet C2. 2) Show construction entrance on the plans and incorporate and reference City standard detail ER- 901. Due to the City storm main ditch line along the northern end of the subject property, certain measures will be required to protect the integrity of the City's storm system. Please update the site plan to reflect the following: • Install a 20' wide rock construction entrance with at least a 30' long 12" ductile iron pipe with both ends exposed outside the construction entrance. This pipe shall serve as a temporary measure to diver stormwater in the ditch line. There shall be a minimum of 20 feet from the pipe inlet at the northwestern property corner and the outlet of the temporary pipe to be installed. Elevations of the temporary hard pipe will need to be verified to continue to meet flows on site. The construction entrance note has been updated to reference the minimum allowable width and the City standard detail ER-90 1. The detail has been added to the TESC plan as sheet C3. A temporary 30long 12" ductile iron pipe used to convey water under the proposed construction entrance and associated callout has been added to the plans. • Add a note to the plans that this pipe shall be temporary and that the ditch line shall be restored at the end of the project. Note added as requested. 3) Please show and add a note to the plans that filter socks will be added to any catch basins downstream from the construction site. Incorporate and reference City standard detail ER-902. Note regarding filter socks for catch basins has been added that includes reference to City standard detail, which was added to the TESC plan as sheet C4 4) Please provide the location of the temporary stockpile. Add a note that the stockpile is to be covered within 24 hours. Location and requested note regarding stockpile have been added. 5) Add note: All disturbed areas to be compost amended per 2014 SWMMWW BMP T.5.13. Note added as requested. 6) Add note: Install and maintain all TESC measures according to approved plans, City of Edmonds standard details, and all other measures that may be required during construction. Note has been added to TESC plan as requested. Planning Division Comments / Kernen Lien 1) Geotechnical Report: The geotechnical report submitted with the application does not address the required findings in ECDC 23.80.060 and .070. Please submit a geotechnical addendum that specifically addresses ECDC 23.80.060.A, ECDC 23.80.070.A.3 and ECDC 23.80.070.A.4. Natalie Griggs May 4, 2020 Page 3 of 3 RECEIVED Geotechnica/Addendum is included in this submitta/.May 05 2020 2) Site Plans: The landscape plan, TESC and Plot & Gradi�EPo WPRt appear to be drawn at the scales indicated. There appear to be building setback lines OnPWaffiEplans, but it is hard to determine if these lines are compliant with the RS-20 zone as the scale on the maps are off and there are not any dimensions indicated that I can scale off. The site plan provided by Aqua Quip appears to be to scale, but it is not a complete site plan as it only shows the location of the pool and equipment shed, but none of the other improvements. The landscape plans have notes around the perimeter, but it can be determined what elements on the site plan those notes pertain to. Please ensure the scale of the site plans are properly indicated, provide the dimensions of the building set back lines shown on the plans and indicate the distance of the pool and equipment shed to the property lines, and clarify the notes on the landscape plan. The plans have been revised as requested. Building Division / Donovan Akau General: 1. Clarify how the WSEC will be achieved for this project. Please clearly state this on the plans for this project. 2015 ISPSC Section 303 An additional word document has been included with this re -submittal clearly stating how the project will comply with 2015 ISPSC Section 303. These notes can also be found on sheet C2 of the plot and grading plan 2. Please clarify/correct the Symbol legend on the Landscape Architect plan done by Timothy D. Glass. It appears that the legend suggests that the completed project will be as portrayed by this legend. The landscape plan legend has been updated as requested. 3. Provide a detail of the retaining wall(s) on the plans located on the West, South and East portion of the pool. The site plan and plot and grading plan sheet C2 ha ve been updated with the retaining wall detail.
