THANKS BRAD   From: Shipley, Brad <Brad.Shipley@edmondswa.gov>  Sent: Tuesday, April 21, 2020 10:29 AM To: Nelson, Denise <Denise.Nelson@edmondswa.gov> Subject: RE: meets set backs??????   Hello Denise,   The unit must meet setbacks if it is 36” or greater in height. This appears to be the case based on the email chain below.   The site has two 20’ street setbacks, one from Dayton and the other from Maple, and two 5’ side setbacks along the east and west property boundaries.   The home was sited to maximize setbacks to the north, east, and south (see image below).     At the time the home was permitted, only one street setback applied from Dayton. The setback from Maple was considered a 15’ rear yard setback and the home was built to this setback.   Since then, our standards have changed and the southern 5’ of house is considered legal non-conforming.   If their desire is to place the unit there, they will need to choose one that is less than 36” in height.       Brad Shipley | Associate Planner City of Edmonds 121 5th Ave N Edmonds WA 98020 (425) 771-0220 ext. 1367
