Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. 1) Please revise the site plan to clearly show the following with regards to the driveway: a. Show the entire existing driveway. Include all areas adjacent to the home and up to the point at which the driveway approaches connect to Lake Ballinger Way. b. Show the edge of pavement on Lake Ballinger Way. c. Identify existing driveway surface material (asphalt, concrete, crushed rock, etc.). d. From various records, it appears as though there is not an existing hard surface connection between the driveway and the area adjacent to the existing workshop building. Please provide clarification as to what the existing surface material is. 2) The plans indicate construction of a new 1909sf driveway. As you are probably aware, City code requires stormwater management when 2000sf or more hard surface area is constructed on a site. In addressing the above comments, should it be determined that this threshold is met, stormwater management will be required. Please refer to the City's stormwater code, appendices, and standard details as applicable. 3) If stormwater management is triggered, please include the following hard surface area chart, providing a breakdown for all the impervious surfaces. (Project Site Category: Discharge location: (City's MS4 (municipal separate storm sewer system), BNSF Property, Puget Sound through the Cit 's MS4) Type of area Square footage Stormwater Facility Lawn and Landscape Roofs Hard surfaces 25% Retrofit 4) Provide a temporary erosion and sedimentation control plan and reference City standard details where applicable. 5) Add note: All disturbed areas to be compost amended per 2014 SWMMWW BMP T.5.13. 6) Show location of public sanitary sewer main and associated easement on the property. Structures, such as retaining walls, will not be allowed to encroach within the easement area and/or over the top of the sewer main. 7) Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall not exceed 14% slope. Please confirm that any new driveway areas will not exceed this slope. 8) Please note: additional comments not included in this review may be produced after reviewing the next submittal. Page 2 of 2
