Mechanical Permit Review 01
I have received and reviewed the above referenced project for conformance with the
following codes, as adopted and amended by the State of Washington and the City of
Edmonds:
2015 International Mechanical Code (IMC)
2015 Washington State Energy Code, WAC 51-11 (WSEC)
The comments listed below only apply to the documents submitted with the building
permit application for the mechanical and plumbing reviews :
1. Sheet M1.2: Indicate that the type I hood exhaust and make-up air system include a
demand ventilation system that meets the requirements of WSEC C403.2.7.1. In
addition, please clarify or indicate where this is called out on sheet M5.2.
2. Sheets M1.2 and M5.2: Per WSEC C403.2.7.1, indicate that the type I hood is built in
compliance with UL710.
3. Sheet M2.1: WSEC C403.6, requires that for office spaces, “outdoor air shall be
provided to each occupied space by a dedicated outdoor air system (DOAS) which
delivers 100 percent outdoor air without requiring operation of the heating and
cooling system fans for ventilation air delivery.” The plans indicate that outdoor air is
not directly ducted to each office space; the outdoor air is ducted from the ERV(s) to
the supply air discharge air plenum mounted to the ducted heat pump fan coil unit (s).
In order to meet the intent of the code, when the space setpoint is satisfied, the fan
coil unit(s) shall be off and only the DOAS system shall be energized and delivering a
specific amount of air to each office. Please review the design and verify that it can
meet the intent of the code: the required outside air for each office should be noted
on the plans and a separate balancing report provided for the condition when only
the DOAS is operational.
4. Sheet M2.1: The dryer exhaust duct(s) appear to be missing from the plans. Update
or clarify plans.
5. Sheet M2.2: The plans indicate that the corridors are being utilized as a return air
duct. IMC 601.2 does not allow the use of corridors as a return air path in a tenant
space over 1,000 square feet. Adjust design as required.
6. Sheet M4.0: Per IMC 506.5.3, Exhaust Fan Mounting, indicate that the upblast
grease exhaust fan shall be hinged.

7. Please provide an interior elevation view looking at the cookline indicating the
appliances, walls, ceiling, hood and ducts. Indicate wall and ceiling construction and
any required flashing. Indicate elevations of the hood and ceiling and distances from
the hood to the cooking surfaces.
8. The Captive Aire plans included in the permit submittal include an inline exhaust fan
KB20, which I cannot find on sheet M2.1 or M2.2. Please review and clarify as
required.
9. The natural gas piping is not included in these plans and is assumed to be covered
under a separate permit.
