RE:Plan Check: BLD2019-0562Project Address: 8614 238th Street S.W.
Scope: Remove existing railings and replace w/aluminum powder coated rails that meet current codes.
Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the
Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed.Reviews by other divisions, such
as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter.Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted
changes can be found on the revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.Sheet
S1:2 x 8 PT ledger is indicated at Guard rail detail. Structural calculations indicate a 2 x12 ledger to be attached by lag screws on page 10 of 11. Please clarify/ correct what size
ledger is to be used.Guardrail detail shows a footing detail of 12” x 12” x 12” as required. In the structural packet, sheet 10 of 11 indicates a foundation detail of an isolated footing
to be 16” x 16” x 8”with (2) 4 each way. Please clarify/correct.Page 4 of 11 refers to an end beam of 2-2x12. There appears to be no notation/reference as to how these are to be connected
and attached to existing structure. Please provide detail and structural calculation to achieve the use of the end beams.
Page 6 of 11 refers to a Storage door header. Please clarify/ correct as to the scope of work to be conducted on the “rebuilding of 12 decks like for like” as stated on permit application.
Page 8 of 11 and page 10 of 11 indicate two different methods of attachments for the ledger. Please clarify, correct and /or indicate where these attachmentsare to be achieved.General
Notes:Page 10 of 11 detail states that guardrails are to be replaced with a pre-frabicated rail and to be installed per manufactures specifications. Please provide manufactures installation
specifications for review.Sheet 1 refers to “structural plans framing”. Please provide an Engineered stamped structural sheet with details as to the construction of the replacement
of the 12 decks.Please indicate on plans that fasteners and connectors in contact with preservative treated wood to meet section R 317.3 of the 2015 IRC.Upon review of the resubmitted
documents, additional comments may be generated. Please let me know if I can be of any further assistance.
