2019-0562 18 Firs Condominiums DATE: October 28, 2019 TO: Dennis Titus FROM: Donovan Akau, Plans Examiner RE: Plan Check: BLD2019-0562 Project Address: 8614 238th Street SW Scope: Deck repair Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. Sheet S2.1: Detail 3: 1. Indicates a typical framing plan. In this revision there are specific unit decks indicated by the clouding and detail references on the plans that is being constructed by the Design professional Dennis Titus. There are other units that are not identified as part of this revision. Are these decks to be constructed as per the plans stamped and signed by Dennis Titus? Please clarify/correct this on the plans. 2. Indicates that there are (2) 2x4 HF#2 being used as a typical post located at the storage area on the deck for this project. On page 6 of the Calculation packet the second floor deck detail indicates (3) 2x4 HF stud to be used. This is not found on the plans. Clarify/correct this on the plans so that each floor is noted on the plans with the detail of the member size and connections to be used to include the detail as how the 2x4 studs are to be fastened to each other. 3. Indicates as double rim at the storage wall and a single rim located opposite wall that run parallel to each other. There is no detail as to the connection of the double rims to the structure. Provide a detail as to how the double rim is to be attached on the plans. 4. It appears that the 2 x10 HF#2 @16” of are running perpendicular to the existing building and are being used as the new floor joists for this project. There is no detail as to the ledger and its attachments that may be the support of the new 2 x 10 floor joists being used for this project. Please clarify/correct this on the plans. 5. The pressure treated 4x 10 appears to fail at the maximum bending stress. Please take into consideration of the incising of the 4x10 as part of the wood beam calculation. Provide information on the plans that the fasteners that are being used for the connection of PT member meet the requirements of Section R317.3.1 IRC.
