Thank you for submitting your plans to the City of Edmonds for review. We have completed an initial review of the project mentioned above. For this project to move forward a few items
will need to be addressed.
Once a revised set of plans, including a written response to the list of the items contained in this letter are resubmitted, we can complete the review. Some items may require a review
by other divisions, such as Planning, Engineering, or Fire and will be noted as such.
Resubmittals can be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
To complete the review the following items will need to be addressed:
Sheet P1
Energy Calcs are not complete. A .30 U-Factor was used. To claim the .5 energy credit for option 1a, a U-Factor of .28 must be used. Please update the schedule on P1 and recalculate

Elevation Labels and elevation images do not match.
Elevation labeled “South Elevation” and floor plan on A2 west side of home do not match.

To claim the credits for the 5a option the plans must have ALL faucets and shower heads listed with the appropriate information. This is missing in several locations on this sheet WSEC

Whole house fan in laundry room is undersized at 75 CFM. Table M1507.3.3(1).
Plans reflect a drop in type cooktop. Please include CFM of downdraft exhaust system.
On demand water heaters require a large volume of gas to operate correctly. Review pipe size to assure appropriate for application.
Spaces accessible under stairs need 1/2" GWB throughout. Show this on the plans at the under stair pantry. R302.1.
Show crawl space access. R408.4.
All doors to the exterior of the home must have a landing. Include a landing detail or note with specifications. R311.2 & R311.3.
Sheet A3
Add smoke detectors to area outside the master bedroom and move the smoke detectors from area in front of bedroom #2 to the hall closer to bedroom 3 & 4. Consider using combination smoke
detectors /carbon monoxide detectors where applicable. R314.3.
A detail has been identified on the plans as I/A7. There is no detail in the tile on sheet A7 for this location.
Handrail callout is for detail A/A7. This detail is located in tile B/A7 please change to reflect correct detail on plans.
Sheet A5
East wall of entry to home and west wall of interior stairs show a symbol of dot dash dot identifying the walls in those locations. This symbol does not appear on the legend.
Please identify what these are and any details for the connection to the 3 posts it sits on.
Plans indicate a post below the girder trusses running front to back in the garage. Posts in this location would appear to block the entrance to the garage.
