Below is a list of the comment response documents addressing the comments and requests: Plannine Comments: Michele Q. Szafran letter dated November 1, 2019 1. Property line trees: Describe how the proposal complies with condition 5(b) of the Hearing Examiner's preliminary plat decision for Westhaven issued December 28, 2018. The condition states: Unless otherwise agreed to by the property owners adjacent to Lots 5 or 6, healthy property line trees must be retained and protected during development gl'the .single fcnnily residences on Lots 5 and 6. Unhealthy trees should he removed and replaced 2:1 with native species similar to any free(s) removed. Ij'renroval ofproper ty line trees is agreed to by the property owners adjacent to Lots S or 6, that agreement must be submitted in writing with the building permit application jbr that lot. Otherwise, the applicant nnrst provide a study of any trees near the project property lines for Lols S and 6. The study must he performed 1)y a certified a-ba-i.st or landscaI)e architect and be submitted with_frcture building permit applications,lbr those lots. The clip on the following page is from the preliminary grading plan showing the trees in question on Lots 5 and 6. Response: One existing offsite tree near Lot 5's property line shall remain and be protected per arborist report (see attached report); note added to plan. 2. Legal Description: The Auditors file number for the recorded plat is AF#201910075001 and may be included in the legal description. Response: Legal description updated. Datum Point: It appears that an assumed elevation of 100 feet is being used for the datum point however I'm unclear where that point is in relation to lot 5, please label on the site plan. Response: Assumed benchmark in 98t6 Ave W callout added to plan. Stormwater Engineering Comments: JoAnne Zulauf letter dated October 16, 2019 GENERAL 1) Please submit a Side Sewer Permit Application form Response: Application Attached TESC 1) Please add note that plat tesc will be maintained during sfr construction or provide a tese plan for the sfr. Response: Added note to plan. Response: Added invert to plan. STORM 3 I) There is a retaining wall between lot 5 and 6. It appears to be on lot 6, will the wall footing drain connect somewhere on Lot 5 or Lot 6, if lot 6, show on this plan. • Response: Wall and wall footing drain drywell will be located on Lot 6. 2) Provide invert elevation for stone stub. Response: Storm stub invert elevation added to plan.
