During a review of the plans by the Building Division for compliance with the applicable building codes, it
was found that the following information, clarifications, or changes are needed. Reviews by other divisions,
such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the
scope of this letter. Items that recur on this list appear in italics.
Please submit to a Permit Coordinator 2 sets of revised plans/documents, including a written response letter
that is in itemized letter format. Indicate where the ‘clouded’ or otherwise highlighted changes can be found
on the revised plans. Upon receipt the re-submittal will be routed for review(s).
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit
Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
Sheet A1.2:
1. As indicated in the notes of “Typical Wall Section”, the anchor bolts are to be placed. The detail
appears to be in conflict with the specifications of the Engineer of Record. To avoid confusion, please
change the notes to reflect the Engineers design or delete.
2. As noted on the “Typical Wall Section”, the 1 1/8” subfloor will be nailed with 6D nails. A 6D nail
does not meet or exceed the minimum requirements of table R602.3. (1). A minimum of 8D deformed
or 10D nail will be required. Please indicate the desired fastener on the plans.
Sheet A1.3:
3. Detail 2 “2nd Level Framing Plan” will require a landing a minimum of 36” in direction of travel
and the width of the stairs. Please indicate on the plans as similarly shown on detail 1.

Sheet A1.4:
4. Detail sheet 4 indicates that LTT19 hold-downs are to be installed at S1, S2, and S3 shear walls.
Please clarify the diameter and type anchor to be used. A general specification of “anchor bolt” does
not provide enough guidance, please be more specific as required by the product manufacturer.
5. Detail sheet 5 indicates that HTT4 hold-downs are to be installed at shear walls S8 and S9.
Please clarify the diameter and type of anchor to be used. A general specification of “anchor bolt”
does not provide enough guidance, please be more specific as required by the product manufacturer.
6. Detail sheet 5 indicates that LTT19 hold-downs are to be installed at S10 and S11 shear walls. Please
clarify the diameter and type anchor to be used. A general specification of “anchor bolt” does not
provide enough guidance, please be more specific as required by the product manufacturer.
7. Detail sheet 5 indicates 5/8” diameter bolts spaced 4’ O.C with a 5” embedment. The embedment
depth does not appear to meet the minimum requirements of R403.1.6. Please clarify and indicate any
changes on the plans.
