FROM: Kevin Bloomfield, Plans Examiner RE: Plan Check: BLD 2019-1321 Project Address: 16531 13th Ave W Scope: New SFR Thank you for submitting your plans to the City of Edmonds for review. We have completed an initial review of the project mentioned above. For this project to move forward a few items will need to be addressed. Once a revised set of plans, including a written response to the list of the items contained in this letter are resubmitted, we can complete the review. Some items may require a review by other divisions, such as Planning, Engineering, or Fire and will be noted as such. Resubmittals can be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. To complete the review the following items will need to be addressed: Sheet A5: Calculations appear to conflict with the drawings in the following areas: 1. 24.5’ G.L.B. at left side of plans page is not in the calc pack. Please calculate and add to the calc pack. 2. 15.5’ G.L.B. between dinning and great room states 18” on plans, however calc pack shows 15”, which appears to be undersized. Please recalculate and revise as needed. 3. 7’ 4x10 right side of plans does not show point load in the calculation package. Please add point load and recalculate. 4. 19’ G.L.B. at garage door not in calculations please revise and add to calc package. Please review all calculations to assure they match the plans. Sheet A6: 5. The laundry room on the second floor will need to account for makeup air considering the appliances contained within. G2439.5 (614.6) Makeup Air Installations exhausting more than 200 cfm (0.09 m3/s) shall be provided with makeup air. Where a closet is designed for City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 2 the installation of a clothes dryer, an opening having an area of not less than 100 square inches (0.0645 m2) for makeup air shall be provided in the closet enclosure, or makeup air shall be provided by other approved means. Sheet A8: 6. Note for efficiency credit 1A states U-Value of .28. The energy calculation package states .30. Please change energy calculations package to reflect the .28 requirement. 7. Plans state the home energy credits used are 1A (with a fenestration factor of .28), 3A, 5A and 5C and the chart states a fenestration U-Factor of .30. However the calculations package reflects 3A, 4, 5A and 5B. Please revise plans or calculations to match and represent the credits you are satisfying. Sheet G1: 8. Stair detail should include Guard and Rail Restrictions. The maximum clearances are noted on the plans.
