Scope: New SFR,VB Construct¡on Plumbing and Mechanical included Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed untilthe revised plans/documents, including a written response in itemized letterformat indicating where the 'clouded'or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-1 2pm on Wednesdays. SubJect: Permit: Shank Residence (Structural Review) BLD19-0155 General 1) The existing foundation is being used to support a portion of the new building structure. A demolition plan was not provided within the plan set for a comparison of new loads vs. existing loads that the foundation was supporting. After reviewing all the additional retrofitting that would be needed to adequately address your comment and this code, it has been determined that we will demo and rebuild the foundation and rebuild the basement in it's existing footprint. Plans have been revised accordingly. Revised energy calcs have also been provided. a) The eng¡neer needs to provide an evaluation of the new loads vs. existing loads that the foundation is/was support¡ng. Any ex¡st¡ng gravity load-carrying structural elements for which the addition/alteration causes an ¡ncrease ¡n design gravity load of more than 5 percent are required to be strengthened, supplemented, replaced or otherwise altered as needed to carry the increased gravity load as requ¡red by the IBC for new structures. Provide additional reinforcement of the foundation as determined by the evaiuationlanaiysis. IEBC 402.3 b) On the plans please indicate what is known/assumed about the foundation (dimensions, reinforcement if known) and indicate that this is required to be verified in the field. Geotechnical 2, We take no exception to the assumed geotechnicalvalues utilized in design as noted on the structural drawings (S1). However, it is recommend that the design team research literature related to geotechnical properties of soil in the area in order to confirm the assumed values are reasonable. Response to this comment is not required. The comment is for your information only. The geotechnical values were not assumed. They were based on the geotechnical report listed in the Foundations section of the structr*, b"J3ïralöTflåL"tj""ron we hire a geotechnical engineer. 56 - Main Floor Framinq Plan 1) Section cut 141S.2 is identified in several locations.
