® PROJECT NOTES
1. ALL FINISHED GRADES AROUND RESIDENCES SHALL BE SLOPED AWAY FROM
THE FOUNDATION, MINIMUM 5% SLOPE FOR SOFT SURFACES AND 2% FOR
HARD SURFACES.
2. REPLACE EXISTING DRIVEWAY RAMP WITH NEW 12 FOOT WIDE TYPE 1
DRIVEWAY APPROACH.
3. PAVEMENT RESTORATION SHALL BE PROVIDED FOR ALL WORK WITHIN
THE RIGHT-OF-WAY WHICH MAY INCLUDE PAVEMENT PATCHING, PAINT
STRIPING REPLACEMENT, SIDEWALK REPLACEMENT, AND PAVEMENT
OVERLAY. ADDITIONAL RESTORATION MAY BE REQUIRED IF THE
SANITARY SEWER LATERAL IS REPLACED (SEE NOTE 5 BELOW).
ALL STREET CUTS TO BE PATCHED PER CITY OF EDMONDS STANDARD
DETAILS. UTILITY PATCHES SHALL BE COMBINED AND FULL WIDTH OR
HALF WIDTH OVERLAY WILL BE REQUIRED DEPENDING ON THE EXTENT OF
DISTURBANCE. WHERE UTILITY PATCHES FALL ENTIRELY WITHIN ON
TRAVEL LANE, THE OVERLAY SHALL EXTEND TO THE CENTERLINE OF
ROADWAY. WHERE UTILITY PATCHES EXTEND INTO BOTH TRAVEL LANES
THEN A FULL WIDTH OVERLAY IS REQUIRED.
FINAL DETERMINATION OF OVERLAY EXTENTS TO BE MADE IN FIELD BY
CITY INSPECTOR. ALL FINAL RESTORATION SHALL BE COMPLETED BY
THE CONTRACTOR.
4. NEW WATER METER AND SERVICE. CITY WILL PERFORM THE TAP ON THE
CITY WATER MAIN AND EXTEND SERVICE TO THE PROPERTY AND SET THE
METER. FIRE SPRINKLERS TO BE PROVIDED IN NEW RESIDENCE PER
NFPA 13D FIRE SYSTEEM. MINIMUM 1" METER AND 1-1/2" WATER
SERVICE LINE SHALL BE INSTALLED. TRACER WIRE REQUIRED FOR
NON-METALLIC WATER SERVICE LINES PER CITY DETAIL WA-130.
5. EXISTING SANITARY SIDE SEWER TO BE REUSED. CONTRACTOR SHALL TV
EXISTING SIDE SEWER (THAT PORTION ON PRIVATE PROPERTY) AND SUBMIT
VIDEO TO CITY FOR REVIEW AND APPROVAL TO RE -USE. CONTACT
EDMONDS PUBLIC WORKS SEWER DIVISION, 425-771-0235, TO SCHEDULE
INSPECTION OF THE SANITARY SEWER LATERAL.
NOTE THAT A GOOD TIME TO ADDRESS THIS IS WHEN THE SEWER IS CAPPED
FOR DEMOLITION. IF IT IS DETERMINED THAT THE SEWER LATERAL IS NOT
ACCEPTABLE TO REUSE, THE CONTRACTOR SHALL BE RESPONSIBLE FOR
REPLACING (OR LINING IF THE LINE CONDITION ALLOWS FOR) FROM THE CITY
SEWER MAIN TO THE PROPERTY LINE.
DEPTH OF EXISTING SIDE SEWER CURRENTLY UNKNOWN. FOR DESIGN
PURPOSES A 4-FOOT DEPTH HAS BEEN ASSUMED. CONTRACTOR SHALL
FIELD VERIFY SIDE SEWER DEPTH PRIOR TO CONSTRUCTION.
6. OVERFLOW DISCHARGE DAYLIGHTS BEHIND DRIVEWAY RETAINING WALL WITH
PERFORATED PIPE AND WASHED ROCK.
7. CONNECT ROOF DRAIN DOWNSPOUTS TO ROOF DRAIN TIGHTLINE.
FOUNDATIONS DRAINS SHALL BE SEPARATE FROM ROOF DRAIN TIGHTLINE
AND DAYLIGHT DISCHARGE, AS SHOWN ON PLAN.
8. UTILITIES SHALL MAINTAIN THE FOLLOWING SEPARATIONS:
• 3 FEET DRY UTILITY TO WATER, SEWER, STORM
• 5 FEET DRY UTILITY TO CITY PUBLIC MAIN
• 10 FEET WATER TO SEWER
9. DRIVEWAY SLOPES SHALL NOT EXCEED 14%, PER EDMONDS COMMUNITY
DEVELOPMENT CODE 18.80.060.
10. EXISTING FAILING, DAMAGED, OR NON-ADA COMPLIANT FRONTAGE
IMPROVEMENTS SHALL BE REMOVED AND REPLACED AS DETERMINED BY THE
CITY ENGINEERING INSPECTOR.
11. GRAVEL BACKFILL SHALL BE CLEAN PERMEABLE BALLAST PER WSDOT
STANDARD SPECIFICATION 9-03.9(3).
12. PERMEABLE CONCRETE PAVER SYSTEM INSTALLED FOR DRIVEWAY.
