2020-0121 McDermott DATE: February 6, 2020 TO: Chermak Construction/Michelle design@chermak.com FROM: Donovan Akau, Plans Examiner RE: Plan Check: BLD2020-0121 Project Address: 20104 81st Avenue West Scope: New Beam located at Kitchen/Living room area Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General: 1. On sheet A1.1 it indicates a beam size of 5 ¼ x 14. On sheet S1.1 the Engineer indicates a 5.125 x 10.5 Glulam beam. Please clarify/correct this on the plans. 2. Should the size of the new beam be indicated/used on sheet A1.1? Please have Engineer or record review, stamp and sign this sheet or remove or indicate where the beam dimension will be referenced for this project. 3. Please clearly indicate the cross sections referenced on sheet A1.1 onto sheet A2.1. 4. This review has been done with the presumption that there is no roof load on the new beam that is being installed for this project. Please clarify this on the plans or provide a written response from the Engineer as to how he/she is providing the loads for this project. 5. Sheet S1.1 has calculations and specific requirements for a nailed built up wood column. Provide a detail on how this column is to be constructed (e.g. nailing pattern and the lateral stabilization of the columns) on sheet S1.1. Upon review of the resubmitted documents, additional comments may be generated . Sincerely, Donovan Akau City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 2
