Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. Please submit to a Permit Coordinator 2 sets of revised plans/documents, including a written response letter that is in itemized letter format. Indicate where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans. Upon receipt the re-submittal will be routed for review(s). Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. Sheet A1: 1. Please provide on your floor plan the addition of the new deck with dimensions and location to the new bedroom. 2. It is apparent that Detail 1/A1 is for your new foundation for the new bedroom. Please provide more detail(s) showing the depth, width of stem wall and dimension of the footing. See table R301.2(1) of the 2015 IRC which will indicates a frost line depth of 18” this would be for the depth of your footing for the new bedroom and the footings for the deck 3. Please provide the spacing of structural members from the crawlspace floor to the member for both the floor joists and girder(s) if they are to be used for this project. Section R317 of the 2015 IRC states that when the minimum distances of 18” for floor joist and 12” to wood City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 Page 2 of 2 girders need not be preservative-treated. If such said members are closer than the minimum distances, they will need to pressure treated. 4. Please add the vertical fenestration U value for the new windows being installed. Based on the Energy credit of 1a that has been chosen for this project the WSEC table 406.2 states that the maximum allowed U factor to be 0.28 in order to qualify for this credit. Sheet A2: 5. Thank you for providing the detail for the new deck for this project. It is apparent that the footing does not meet the code requirements as stated in comment #2 of Sheet A1 comments. Please refer to question #2 and make corrections on the plans for the deck foundation. 6. Provide a foundation plan for the deck showing the spacing and locations of the footing(s) for the deck 7. Please provide a floor framing detail for the deck showing the structural member sizes, spacing orientation of how the structural members will be constructed and the support for the floor joist for the deck. 8. It appears that the 2 x 8 treated floor joists are over spanned for the new deck. Make corrections to the structural members or add additional support to the floor joist members on the plans. 9. It appears that there are stairs for the new deck. Provide a detail as to the height of the riser and thread depth, also provide the guardrail detail for the stairs to include a hand rail detail. There is a landing that will be required for the bottom of the stairs, please provide the details for that on the plans as well. See section R311.7.5 Stair Treads and Risers. This section will also provide the information needed for the hand rails and landing requirements. General: 10. The floor joist that is being used for the bedroom for this project appears to be from two separate vendors. Please indicate on the plans the type of floor joist that will be used for this project with specific information as to the vendor and the joist series that is going to be used that it meets the span, load specifications and installation as per the manufacturer.
