Scope: New addition of Bedroom, Bathroom and Deck
Please be advised that the building plans for the above referenced project have been disapproved
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following
information, clarifications, or changes are needed. Reviews by other divisions, such as Planning,
Engineering, or Fire, may result in additional comments that require attention beyond the scope of
this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the ‘clouded’ or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. Please provide a water fixture count for the existing dwelling, so that I may complete a
total WSFU count. This ids to determine the proper sizing of the water meter for the
dwelling.
2. It is apparent that for the WSEC 1a has been chosen for an Energy credit which requires
a floor R-38 value. The plans indicate an R-30. Please make corrections on the plans.
3. Provide indicate on the plans a mechanical fan and its CFM rating for the ventilation of
the new bathroom. See Table M1507.4.
4. Please provide elevations and clearances for the ventilation of the plumbing for this
project. It appears that there are existing openings that will be taken into consideration
for the vent pipes. Please see UPC sections 906.0, 906.1 and 906.2 requirements.

5. On the site plan there is an indication of a new deck that is part of this project. Please
clarify or provide details as to construction of the new deck. MyBuildingPermit.com has
a great tip sheet for decks.
6. Please provide fastening details for the Paralam that is being lag bolted to existing rim
on the plans.
7. It is apparent that a floor truss joist is being used for this project. Please provide the
Engineer’s calculations/design for this floor system.
8. Indicate on the plans how the ventilation will be maintained for the existing crawlspace
with the new crawlspace that is being created for the new addition, also indicate the
access for the crawlspace for the new addition.
Upon review of the resubmitted documents, additional comments may be generated.
