Dear JoAnne,
The project referenced above is revised in response to the review comments dated September 25,
2019. The review comments are numbered on the letter and have been addressed in italics as
follows:
GENERAL
1) Show and label all private easements (access, sewer, storm) within the plan sets.
The private easements are now shown and labeled See site plan.
SITE PLAN
1) The driveway and structures shall be dimensioned.
Dimensions have been added to the driveway and structures. See site plan.
2) The City's Public Works Operations and Maintenance Department provides Fire/Aid
address signs, as required, upon payment of required fees ($75/sign). Two (2) fire aid
address signs will be required with the proposed development and the plans shall reflect a
process that requires the contractor/property owner to contact the Engineering Division
by email at engineeringpemits(-Oedmondswa.gov 2-weeks in advance of the requested
sign fabrication. (These may have been purchased during the subdivision process)
Refer to the note on the site plan.
TESC
1) Add a note that the stockpile is to be covered within 24 hours during the wet season.

2) Add note: Install and maintain all TESC measures according to approved plans, City of
Edmonds standard details, and all other measures that may be required during
construction.

WATER
1) Please note a water meter size.
The existing water meter size is I " and has been added to the plans. See sheet C2.
SEWER
1) The portion of the sewer from the shared pipe to the house should be in a darker line
weight since it is to be installed with this project. Show clean outs.
The sewer has been revised The proposedpipe to be installed has been shown as a
darker line then the existing pipelcleanout. See sheet C2.

1. Revise drainage report to stand alone a bit better, and/or include previous report as an
appendix.
a. Address/clarify the role of the upland piping connected to the existing infiltration
system (overflow only or part of upstream mitigation)
The uplandpiping isfor overflow only. The previous drainage reportfor the
approved short plat has been attached in appendix B of the report. See the
previous report's appendix D plan sheet C06 note 22 for overflow details.
b. Address/clarify how and why impervious areas for the shared driveway are
included or excluded from the impervious percentage calculation used for
comparison to the old report.
The shared driveway onsite has been added to the impervious calculation
percentage. The shared driveway was omitted by mistake. All imperviousfor lot B
must be calculated to be sure the lot area is less than 70% impervious tofully
infiltrate. See Section 5 on page 15 of the reportfor calculations.
2. C2: List invert elevations for each cleanout and/or fitting Ounction/tee/elbow, etc),
including connection points with the existing system.
All inverts are shownfor cleanouts andfittings. See sheet C2.

3. C2: Clarify if floatable separation (down -turned elbow, push -on tee, etc) is currently
provided in the existing downstream C13/YD prior to the infiltration system; if not, please
add and callout a device at the proposed yard drain (and provide details as/if needed for
construction).
A note has been addedfor the contractor to field verify the presence of a push -on tee and
install one if necessary. A detail has also been added See sheet C2 and detail VC2.
4. C2: Show/identify where footing drains will discharge.
a. If connecting to the infiltration system, provide a minimum elevation for the
perforated portions which maintains a minimum 6" freeboard above the top of
trench/rock elevation.
The footing drain is now shown with at least 6 " offreeboard See sheet C2.
5. C2: Reviewer has concern about maintaining the integrity of the existing trench in the
shared driveway while excavating for the east -most connection to the existing system (in
the shared driveway). Provide direction to contractor as needed to maintain the trench
during excavation or provide response addressing concern.
The drainage system beneath the existing shared driveway is no longer being altered The
existing system will remain with the proposed catch basin beingplaced atop the existing
pipe. See sheet C2.
6. C2: Show/identify the pavement restoration within shared driveway for the revised storm
alignment.
The shared driveway is now proposed to remain undisturbed See Sheet C2.
