Thank you for submitting your plans to the City of Edmonds for review. We have completed an
initial review of the project mentioned above. For this project to move forward a few items will
need to be addressed.
Once a revised set of plans, including a written response to the list of the items contained in this
letter are resubmitted, we can complete the review. Some items may require a review by other
divisions, such as Planning, Engineering, or Fire and will be noted as such.
Resubmittals can be made at the Development Services Department on the 2nd Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
To complete the review the following items will need to be addressed:

1.Energy calculations do not match the selected option for U-Factor. 0.30 U-Factor was used.
To claim the .5 credit for 1a, 0.28 must be used as the U-Factor. Please update the schedule
on P1 and recalculate credits. WSEC 2019
2.The pasted note concerning the heating system is cut off. Please provide complete
information.

3.Elevations and their labels do not match. Relable to match the elevation to the illustration.

4.To claim energy credits for option 5a, the plans must have ALL faucets and shower heads
listed with the appropriate information. This is missing in several locations. WSEC 2019.
5.Access door at back of garage does not show an exterior landing. All doors to the exterior of
the home must have a landing, R311.2 & R311.3. Include a landing detail or note with
specifications.

6.General notes states gas appliances to be raised 18” off finished floor. Please not this on
plans and show detail of platform assembly on details page. M1307.3
7.Furnace is in an impact hazard area. Please provide mechanical protection for furnace.

8.An on demand water heater is noted on the plans. This should be mounted greater than 18”
above the finished floor. As with the furnace mechanical protection for this appliance will be

9.Energy credit 3a has a requirement that the furnace have a minimum AFUE of 94%. The
noted percentage is missing from the plans. WSEC 2019

10.Face mount hangers are noted in the upper left corner of the page but this appears to be the
call out for the joists and beams, not the hangars. Please include the hanger manufacturer
and model numbers of brackets and hangers being used.
11.A symbol noting hangers or brackets is found in various places throughout the page,
however it does not appear in the legend. Please include what these are and the typical
location and installation in a detail. Please include manufacturer name and model numbers.
12.3 ½ x 11 7/8 PSL North East porch shows no connection on the south end of the beam.
Beam line stops 6” short of the 4x12 DF No. 2 beam. If the intention is to attach these beams
to each other please show this connection. This condition, short beams, occurs throughout
the plans. Please have all beams drawn full length so the appropriate calculations can be
accomplished.
13.The plan note on this page states “notch in top of beam” please show detail and specific
location of notch in beam.

14.Plans do not show posts or connections for girdered trusses on second floor. Please show all
posts and connections associated with these girders.

15.Detail “N/A-7” Stair Section does not show the 6” sphere requirement in tread area.
