2019-1063 Strong AdditionDATE: 2019 TO: Norman Calstrom FROM: Kevin Bloomfield, Plans Examiner RE: Plan Check: BLD2019-1063 Project Address: 1457 8th Pl S Scope: Addition Thank you for submitting your plans to the City of Edmonds for review. We have completed an initial review of the project mentioned above. For this project to move forward a few items will need to be addressed. Once a revised set of plans, including a written response to the list of the items contained in this letter are resubmitted, we can complete the review. Some items may require a review by other divisions, such as Planning, Engineering, or Fire and will be noted as such. Resubmittals can be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. To complete the review the following items will need to be addressed: SHEET 2: 1. Location on south side of “Dining Room” shows floor beam and post transferring load from above, come together on the foundation wall. Per R502, a positive connection is required to provide lateral support to prevent rotation. Show connections and hardware used to accomplish the required positive connection. 2. Both sets of stairs from the deck require a landing To be the full width of the step and 36” minimum, in the direction of travel. Plans show a landing however it appears that it does not meet the 36” direction of travel requirement. Extend the landing to meet the requirement R311.7.6 Landings for Stairways. 3. Stairs are below the 30” requirement for a guard. However, please include a detail of the stairs, to include riser heights and tread depth. Also include how it connects to the deck. 4. There appears to be no information about the material used for the decking, including size and material used.The type of material could affect the spacing of the joists. Due to this, the requirements for the Washington State Energy Code (WSEC) now apply. Please review and update plans to reflect how the newly heated space will satisfy those requirements. Including wall, ceiling and floor insulation. Also include the U-valueof the glazing. In addition show on the plansthe selected option to achive .5 energy credits to comply with WSEC Sections R406.2 #4 (Additions less than 500 SqFt): 05 Credit, Table 406.2 Energy Credits and section R502 Additions (WSEC) 6. The French door glass must be Safety Glass. Please identify the glass in the French doors as safety glass on the plans. R308.4.1 7. It is recommended, to ensure proper construction and inspection of the project, details be provided in graphic form to show how certain connection and assemblies are constructed. These details would include post and beam connections, header connections, how stairs are connected and how the deck ledger is attached to the structure.
