Pursuant to your request, we are providing this letter to address the structural items resulting from the above referenced inspection
review comments for the above referenced single-family home in the city of Edmonds. Below, please find the review comment, followed
by our response.
INSPECTION REVIEW COMMENTS
Comment., Provide the specification for the nail spacing from the roof 05B panels to the existing skip sheathing.
Response: The exert from the P300 technical note published by the APA given to the framer is for the roof sheathing panels
fastened through the spaced boards to the framing below. The as -built condition is the roof sheathing panels fastened directly to
the spaced boards. The APA P300, attached, has specifications for the panel attachment directly to the spaced boards, but note
that the spacings provided are recommended, not a code requirement. It is our professional opinion that 0.113" diameter nails
spaced at 6" on center at the vertical edges and 12" on center vertically in the field, 24" maximum apart, are adequate to resist
all code required uplift. The new sheathing provided will not act as the diaphragm, and therefore does not need to meet the
fastening requirements of a roof diaphragm. The existing skip sheathing fastened directly to the framing below acts as the roof
diaphragm.
