PORTIONS REMAIN IN THE SFHA ZONE A This document provides the Federal Emergency Management Agency's determination regarding a request for a Letter of Map Amendment for the property described above. Using the information submitted and the effective National Flood Insurance Program (NFIP) map, we have determined that the structure(s) on the property(ies) is/are not located in the SFHA, an area inundated by the flood having a 1-percent chance of being equaled or exceeded in any given year (base flood). This document amends the effective NFIP map to remove the subject property from the SFHA located on the effective NFIP map; therefore, the Federal mandatory flood insurance requirement does not apply. However, the lender has the option to continue the flood insurance requirement to protect its financial risk on the loan. A Preferred Risk Policy (PRP) is available for buildings located outside the SFHA. Information about the PRP and how one can apply is enclosed. This determination is based on the flood data presently available. The enclosed documents provide additional information regarding this determination. Therefore, any future construction or substantial improvement on the property remains subject to Federal, State/Commonwealth, and local regulations for floodplain management. ZONE A (This Additional Consideration applies to the preceding 1 Property.) The National Flood Insurance Program map affecting this property depicts a Special Flood Hazard Area that was determined using the best flood hazard data available to FEMA, but without performing a detailed engineering analysis. The flood elevation used to make this determination is based on approximate methods and has not been formalized through the standard process for establishing base flood elevations published in the Flood Insurance Study. This flood elevation is subject to change. This attachment provides additional information regarding this request. The National Flood Insurance Program (NFIP) regulations (Sections 6S.9 and 70.6) require that copies of MT-1 determinations be distributed to the Community Map Repository, and you have been receiving these copies in paper form in weekly or monthly batch mailings. Because all MT-1 determinations are stored digitally on FEMA's Map Service Center (MSC) website (http://msc.fema.gov/portal), and in an effort to increase efficiency and reduce the use of paper, NWRP will no longer be providing hard copy mailings to communities beginning August 6, 2018. Please note that the MSC website can be used to manage your community's MT-1 determinations using the existing features of that website: MSC PRODUCT SEARCH MT-1 determinations are typically posted within 2-3 weeks of the issue date. Users can obtain digital copies of MT-1 determinations from the MSC by performing a search for Letters of Map Change (LOMCs) by community or by case number using this link littp://msc.fema.gov/portal/advanceSearch. The product search includes an optional date range filter, so users can limit the number of LOMCs returned in a search. MSC SUBSCRIPTION The MSC provided a free subscription service that delivers email notifications regarding newly posted flood mapping products. Subscriptions are free of charge and may be created, edited, or discontinued at any time. In addition, a user may create multiple subscriptions to satisfy the need to monitor various products or geographic locations. This tool provides a quick and easy way for interested parties to learn when new mapping products are made available for their community. Please visit the MSC at littp://msc.fema.gov/portal/subscription to sign up for this feature.
