We have completed an initial review of the project mentioned above. For this project to move forward a few items will need to be addressed. Once a revised set of plans, including a written response to the list of the items contained in this letter are resubmitted, we can complete the review. Some items may require a review by other divisions, such as Planning, Engineering, or Fire and will be noted as such. Resubmittals can be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. To complete the review the following items will need to be addressed: Sheet AC1: The size of the remodel and addition is 567 sq ft. This will place it in the over 500 and less than 1500 sq ft category requiring the home to satisfy 1.5 energy credits. Refer to WSEC 2015 section R406.2 also table 406.2 will explain how to achieve those credits. Sheet Al: The City of Edmonds does not inspect rockeries. However you have identified and rockery o the south east side of property. The Edmonds Community Development Code (ECDC) section 18.40.020 "Prohibited Rockeries" will lay out the rockeries the city does not allow. Please refer to this when evaluating your rockery. Sheet A2.2: With the combination of 100 cfin ventilation fan and the air flow requirements for the dryer, make up air will be required in the laundry room. Sheet SI: Plans note special inspections and special inspectors for Concrete construction and wood construction. The city of Edmonds will also inspect these items. You will need to schedule those inspections through the city. Sheet S2: Door landing on east side of building shows 6x6 post in the corner and isolated footing or thickened area below. Please identify the detail that reflects this installation and include that detail identifier on this page.
