Scope: Bedroom and Garage Addition
Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the
Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed.Reviews by other divisions, such
as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter.Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted
changes can be found on the revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.

Dwelling-garage fire separation required. The general notes on page 4 mention the installation of 5/8” type gypsum to be installed on the ceiling of the garage. A minimum of ½” gypsum
board must be installed on the wall separating the garage to the residence. Please add detail or notes to the plans.
A minimum of a 50CFM local exhaust fan is required for the toilet roomlocated in the garage and the laundry area. Please add to the plans.
Interconnected Smoke alarms are required within each sleeping area, outside the sleeping areas, and on each level of the home. Please indicate on the plans.
Carbon Monoxide detectors are required to be installed outside of each separate sleeping area in the immediate vicinity of the bedrooms on each level of the dwelling. Where a fuel burning
appliance is located within a bedroom or is attached to a bedroom a CO detector must be installed within the bedroom.
It appears that the garage man door opens directly into a room that is used for or directly connects to a room used for sleeping purposes. R 302.5.1., prohibits such situations. Please
change on the plans.
Additions with more than 500 square feet of “conditioned” floor space require “whole house ventilation”. If you intend to install a new or utilize an existing fan, please indicate the
location and CFM rating on the plans.
