Proiect Description The house remodel project generally includes the conversion of the attached carport into dining and laundry room areas. The house addition is located at the northeast exterior of the residence. The construction will include the placement of new wood framed walls. The new wood framed walls would be supported by the new exterior perimeter (continuous) footings. Geology Man We reviewed the "Geologic Map of the Edmonds East and Part of the Edmonds West Quadrangles, Washington" by James P. Minard (1983) during our project research. The geologic map indicates that the site vicinity is underlain by Quaternary Vashon glacial till (Qvt). Glacial till is typically compact clay, silt, sand, gravel, cobbles and boulders deposited at the base of the continental ice sheet. Pro i ect Plans We have been provided with structural plans titled, "9530 2151 Addition" by CG Engineering dated 01/29/21. The structural plans indicate an assumed allowable soil bearing pressure of 1,500 pounds per square foot (psf). Detail 2 on sheet S3.1 shows a minimum footing embedment depth of 18-in. Footins: Subarade Evaluation Upon our arrival today, the contractor had excavated to expose the footing subgrade soils for the new exterior perimeter (continuous) footings of the planned addition. The footing excavation was about 18-in below surrounding grade. We observed that the existing footings of the carport columns extended to depths below the new footing subgrade elevation. We observed the exposed footing subgrade soils consist of grayish brown silty sand with gravel and trace organics. We evaluated the exposed footing subgrade soils using a %-in diameter steel T-probe rod. The exposed footing subgrade soils probed about 6-in to 12-in under moderate pressure, indicating loose to medium dense conditions. We interpreted the exposed footing subgrade soils to be fill. Loose footing subgrade soils were observed along the northern footing linc. The hand tool explorations were performed to a depth of about 1-ft below the footing subgrade elevation. The soils exposed at the bottom of the explorations consisted of grayish brown silty sand with gravel. We evaluated the soils at the bottom of the explorations using a %-in diameter steel T-probed rod. The soils probed about 2- to 4-inches under moderate pressure, indicating medium dense condition. We interpreted the soils exposed at the bottom of the explorations to be native soils. Recommendations Based on our field observations, the footing subgrade soils of the new exterior perimeter (continuous) footings are underlain by loose to medium dense soils. Since the exposed soils in the footing excavations are in near optimum moisture content, and should be readily compactable, we recommend compaction of the exposed soils to firm and unyielding condition. Any sloughed soils or debris should be removed from the footing subgrade prior to the placement of concrete. Conclusion Provided our recommendations with the footing subgrade compaction are implemented, it is our opinion that the footing subgrade soils should provide adequate support for the assumed allowable bearing pressure of 1,500 pounds per square foot (psf).
