I. Prior to receiving final construction approval from the Engineering Division, the water meter
box shall be adjusted to allow for 6" of clearance between the meter box lid and the water meter.
2. Restoration of the road (203rd St SW) where the new water line was connected to the water main
shall be completed using hot mix asphalt to city standards. Here is a link to HMA Utility.
3. Limits for the restoration of the water utility patch shall be determined in the field by the city
engineering inspector. Please note the new pavement will likely need to extend to the center of
the road (a full lane width).
During the final inspection it was noticed that additional unpermitted work has been performed in
the ROW. A driveway has been constructed with concrete to the edge of the roadway and a gravel
parking area has been created along the property frontage.. Please respond to the following.
1. Submit a revised site plan addressing the following. Please also review comments below as
they will impact the project.
a. Update site plan to show existing edge of pavement along 203rd St SW.
b. Show new driveway improvements, with connection to existing asphalt street. Label
surface material and provide dimensions. The driveway width cannot exceed 24' at the
connection to the street.
c. The approved site plan indicates driveway improvements that were not constructed.
Update plan accordingly to show only improvements that have been/will be constructed.
d. Show gravel parking area along property frontage.
e. Provide updated impervious surface area calculations. If new and/or replaced impervious
surfaces exceed 2000sf stormwater management will be required. This includes structure
improvements as well as patio, walkway, parking improvements. Replacement in this
context includes removal of an existing hard surface (rock/concrete/asphalt) to bare soil
and replacement with any of the following surface materials — rock, concrete, or asphalt.
2. Concrete driveways are not allowed in the ROW where concrete sidewalks or curbs do not exist.
Please remove the concrete section of driveway from the edge of the road to the property line or
a distance of 20' whichever is greater and install a hot mix asphalt driveway approach.
3. The gravel parking area that has been added along the property frontage was not part of the
approved plans. The allowable area of gravel parking in the ROW is to be a maximum of 8'
wide by a minimum 20' in length but shall not exceed 50% of the property frontage.
4. Any addition of hard surface including gravel on private property shall conform with the
Property Performance Standards consistent with ECDC 17.60.040.
5. A right-of-way permit is required to perform work within the City right-of-way (ROW). Here is
a link to the ROW Permit Application that shall be completed by a licensed and bonded
contractor and submitted to the City prior to issuance of the permit revision.
