ENG-COMMENTS-3of ED40CITY OF EDMONDS ° PLAN REVIEW COMMENTS ENGINEERING DIVISION sr_ ig90 (425) 771-0220 City Website: www.edmondswa.gov DATE: April 2, 2020 —comments 3 TO: Lauren Vital plans@americanhomeplanners.com FROM: JoAnne Zulauf, Engineering Technician Joanne.zulauf@edmondswa.gov RE: Application #: BLD20181514 Project: Linder Residence — Garage -Addition Project Address: 7926 203rd St SW During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please submit revised plans/documents including a written response to each item below. Resubmittals can be made at the Development Services Department on the 2nd floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon. City of Edmonds handouts, new updated standard details with new reference numbers, application and other forms, and development code may be referenced on the City website: www.edmondswa.gov under Services/Permits and Development. SITE PLAN 1) Show on the site plan by labeling, shading all the new building, garage and driveway added under this permit. Currently the site plan says "proposed house" but since this is an addition permit, I assume that is not quite correct. 2) Show the areas of new asphalt and label, show the asphalt up to the existing road. An asphalt driveway approach shall be required with the proposed garage addition. 3) The impervious surface calculations shall be divided between existing and proposed. New asphalt over what was previously gravel is considered proposed. Please provide exact impervious surface amounts separated by hard surfaces and building. Add dimensions to the site plan so totals can easily be verified. 4) The new building impervious is only the square footage on any additional roof line added with this permit. So for example, a second story addition would probably not add additional impervious surface but maybe the extension of the new garage? 5) Add call out to replace existing meter with a 1" meter and the water line to 1 %". This is required for fire sprinkling and number of fixtures.
