On behalf of the Planning Division, I have reviewed the March 23, 2020 resubmittal on the above building
permit application. During review of the subject submittal, it was found that the following information,
corrections, or clarifications need to be addressed. Please respond to the following items, so that I can
complete my review: New comments in red.
1. Number of Signs and Sign Area: Not addressed. Are there any other signs at the Flower & Weed
locati 7 A maximum of three signs are allowed with a total sign area of 80 square feet (1 lineal foot

March 27, 2020Comment: The site plan submitted on March 23, 2020 does not accurately depict the
property boundaries. See the image below where the parcel boundaries are highlighted in red. A
pole sign must comply with the zoning setbacks, which is 10 feet for street setbacks in the CIS zone.
A monument sign that is no taller than six feet in height could be located five feet from the street
property line. According to the City's GIS information, if the sign was located 14 feet from the edge Crr
of the street shown in the site plan, it would only be two feet from the property line and not compliant •JY'Y �{�
with the zoning setbacks. Please provide an accurate site plan that clearly identifies the property
boundary and the distance of the sign from the property boundary. Also please note the landscaping Tc�pr
requirements referenced above in the previous comments. If the sign is not in the landscaped area , C UQm

In the revised submittal, the property line is not shown on the public sidewalk.
The sidewalk would be the light grey area near the street. Our sign location is 10
feet from the line that is clearly over 10 feet from the actual property line - as shown in the
submittal attached and the clip from that submittal attached below. This is private property.
The sign will be in a landscaped area. I am also aware that the landscaping area must be (and is)
well over twice the size of the sign area which is 6.67 square feet. It's a pretty small sign,
actually.

We've not been asked about the sign distance window before.
That space, given the height ofthe pole and the 40"height of
the sign would be approximately 44".
