AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
AMENDING EDMONDS CITY CODE SECTION 12.13.290 (C)
TO ESTABLISH MINIMUM SETBACK REQUIREMENTS FOR
LAND ZONED GENERAL COMMERCIAL (CG) WHICH ABUTS
U.S. HIGHWAY 99 AND/OR LAKE BALLINGER WAY AND
DELINEATING EXCEPTIONS THERETO, PURSUANT TO AND
IN MODIFICATION OF PLANNING COMMISSION RESOLU-
TION NO. 370.
WHEREAS, the City Council of the City of Edmonds, Washington,
pursuant to Planning Commission Resolution No. 370, called a public
hearing, and having determined it to be in the best interests and
the public health, safety and welfare to amend the Edmonds Zoning
Ordinance as set forth below, in modification of said Planning
Commission Resolution No. 370, now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,
DO ORDAIN AS FOLLOWS:
Section 1. Subsection C. of Section 12.13.290 of the
Edmonds City Code, setting forth the minimum setback requirements
in General Commercial (CG) Zoning Districts is hereby amended to
read as follows:
F. MINIMUM SETBACK REQUIREMENTS:
1. Except as provided hereinafter in Subsection 2,
the minimum setback requirement from the roadway right
of way line for those properties abutting the right
of way of U.S. Highway 99 and Lake Ballinger Way shall
be 40 feet from either of said designated roadways and
25 feet from the right of way lines of all other streets
or roadways not otherwise specified.
2. On Lake Ballinger Way the building or setback
line for properties lying east of the Snohomish County
Public Utility District No. 1 right of way shall be the
extension of the setback line as established by setting
back 40 feet from the highway right of way line immediately
west of the PUD right of way. That the minimum setback
requirement for service station pump islands shall be 20
feet from any right of way.
