Ordinance 1598ORDINANCE NO. 1598 AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON, AMENDING EDMONDS CITY CODE, SECTION 12.13.040 (a) (1) TO ESTABLISH RESTRICTIONS ON GUEST HOUSES AS A SECONDARY USE FOR LAND ZONED RESIDENTIAL (RS) PURSUANT TO PLANNING COMMISSION RESOLUTION NO. 372 WHEREAS, the City Council of the City of Edmonds, Washington, pursuant to Planning Commission Resolution No. 372, called a public hearing, and having determined it to be in the best interest and the public health, .safety and welfare to amend the Edmonds Zoning Ordinance as set forth below, now, therefore, THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO ORDAIN AS FOLLOWS: Section 1. Section 12.13.290 (a) (1.) of the Edmonds City Code, allowing guest houses as a secondary use in districts zoned residential (RS), is hereby amended to read as follows: "12.13.040 (a) (1) Guest houses subject to a grant of a conditional use permit, providing the use complies with the following regulations: (a) Minimum lot area for the principal building and guest house, regardless of the zoning established on the property, shall be 20,000 square feet; and (b) Such: structures shall not be occupied by paying tenants and/or roomers and/or boarders."
