AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
DEFINING THE TERM "TOWNHOUSE," ADDING SUCH USE AS A
PRIMARY OR PERMITTED USE IN RD AND RM DISTRICTS AND
IN PLANNED RESIDENTIAL DEVELOPMENTS BY AMENDING
SECTIONS 12.12.210, 12.13.070, AND 12.14.061 OF THE
EDMONDS CITY CODE.
WHEREAS, the City Council of the City of Edmonds, Washington,
pursuant to Planning Commission Resolution No. 430, called a
public hearing, and having during said hearing determined it to
be in the best interests and the public health, safety and welfare
to amend the Edmonds Zoning Ordinance as set forth below, now,
therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. Section 12.12.210 of the Edmonds City Code is
hereby amended to read as follows:
12.12.210 "T" terms. TAVERN. "Tavern" means an
establishment where beer and/or wine is furnished
to the public, which holds a class "B" license from
the Washington State Liquor Control Board at which
the alcoholic beverages may be dispensed for con-
sumption on the premises and in which beer may be
sold for consumption off the premises and in which
minors are prohibited from entry under the laws and
rules and regulations of the Washington State Liquor
Control Board. For purposes of this chapter,
licensees of the Washington State Liquor Control
Board holding only a class "A" license shall be
allowed only where taverns are permitted by this
chapter.
TEMPORARY BUILDING OR STRUCTURE. "Temporary building
or structure" means not having or requiring permanent
attachment to the ground or involving structures which
have no required permanent attachment to the ground.
TOURIST HOME. "Tourist home" means a private residence
having not more than three rooms for hire to transients
for only sleeping accommodations and whose trade is
seasonal in character.
TOWNHOUSE. "Townhouse" means a dwelling unit meeting
the following criteria:
(a) No dwelling unit shall overlap another vertically;
(b) Common sidewalls joining units;
(c) Not more than six (6) dwelling units in a con-
tiguous structure;
(d) Lot coverage shall not exceed the aggregate lot
coverage of the individual structures as defined
in the Zoning Code.
TRAILER. "Trailer" means a vehicle designed for short-term
living with self-contained water, electrical, and sanitary
facilities, and small enough to be towed by a standard
automobile.
TRAILER PARK. "Trailer park" means land designed or
used for the temporary parking of two or more trailers.
Section 2. Section 12.13.070 of the Edmonds City Code is
hereby amended to read as follows:
12.13.070 Primary uses Iin RD districts. In an RD zone
only the following primary uses are permitted and herein-
after specifically provided and allowed by this section,
subject to the general provisions and exceptions set
forth in this title:
(a) Two family (duplex) dwellings;
(b) "Townhouses;"
(c) Any primary use permitted in the single family, RS,
classification as described and regulated therein;
but specifically excluding mobile homes and trailers;
(d) Day nurseries, child care centers and preschools,
subject to the grant of a conditional use permit,
and subject to the regulations of the State Welfare
Department.
Section 3. Section 12.14.061 of the Edmonds City Code is
hereby amended to read as follows:
12.14.061 Permitted uses. In a planned residential
development the following uses are permitted:
1. Detached single-family homes;
2. "Townhouses;"
3. Other uses listed in Sections 12.13.030 and 12.13.040.
