AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
AMENDING SECTION 12.14.020 H(3) (e)l TO REQUIRE
SCREENING DEVICES FOR CERTAIN PARKING AREAS
PURSUANT TO PLANNING COMMISSION RESOLUTION NO.
539.
WHEREAS, the City Council of the City of Edmonds,
Washington, pursuant to Planning Commission Resolution No.
539 called a public hearing and during said hearing having
determined it to be in the best interests of the public
health, safety and general welfare to amend the Edmonds
Zoning Ordinance as set forth below pursuant to Planning
Commission Resolution No. 539, and having determined that
there will be no significant adverse environmental impacts,
now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO
ORDAIN AS FOLL019S :
Section 12.14.020 H(3)(e)l of the Edmonds City Code is
hereby amended to read as follows:
"12.14.020 H(3)(e)l. Perimeter areas: Plant material
installed in the perimeter planting beds shall form a
solid, sight -obscuring screen. Such plant materials
shall attain a minimum mature height of three feet.
Where a parking area abuts a side or rear property
line, a four to five foot high screening device ap-
proved by the Amenities Design Board, shall be installed
along the property line. A protective curb may be
installed two feet away from the screening device.
Where an upward slope on the adjoining, property exceeds
forty-five degrees for a distance of three feet from
the property line, or if an ADB approved screening

device already exists on abutting property along
the common property line, the City Planner may
waive the requirement for installation of any addi-
tional screening. Such waiver shall be reduced to
writing, dated, signed by the Planner and placed in
the appropriate Building Department or Planning
Department file. The waiver shall contain a list
of reasons why the waiver was granted."
